There are fewer than 100 residences along the narrow island's streets, and it’s rare for one to come on the market, as homes often pass from generation to generation. Though Seconsett Island is connected to the mainland by a causeway, boating is a way of life. Private docks extend into Little River and Hamblin Pond. Along the shores and the causeway, dinghies and jon boats lie stacked on the sand. Seasonal residents and those without docks store their larger boats at the Little River Boat Yard. From Seconsett, people make their way over to Callie’s Beach, where they can play in the soft sand and watch the passing windsurfers. Across the Waquoit Bay is Washburn Island, which is only accessible by boat. Washburn was used as an amphibious training area during World War II, and today, it has campsites and trails for exploring, as well as a long sandy coast. Some people take their boats over to Martha’s Vineyard, but the winds and currents are quite strong, says Jamie Regan, the senior vice president of the Regan Southworth Group with Compass Osterville, who has lived in Mashpee for more than 40 years. Along the causeway, kids can dig for clams or go out boating — the town’s recreation department offers lessons in clamming for those who are new to it. Children under 12 may go boating with their parents, and there are boating safety courses that teach children 12 and older to operate motorboats independently. On rainy days or days when the winds are too strong, families can drive 2 miles to the Cape Cod Children’s Museum, where the play-based learning exhibits are themed around the cape lifestyle. With upwards of 5,000 acres of conservation land in the town of Mashpee, hikers and trail runners have miles of wooded trails within a short drive as well.Mashpee Public Schools serve year-round residents
Families who live on Seconsett Island throughout the year can send their children to Mashpee Public Schools, a district with a B-plus Niche rating and an overall student-teacher ratio of 11-to-1. Students may begin their education at Kenneth C. Coombs School, which earns a B-plus rating. Coombs serves prekindergarten through second-grade learners, and for third through sixth grades, kids can attend the B-rated Quashnet School. Seventh through 12th graders study at the combined Mashpee Middle-High School, which receives a B-plus score. Students at MMHS can pursue a variety of interests, from helping with the student-run YouTube channel to playing sports on the athletic fields that were remade in 2022. Their academic options include career pathways in marketing and dual-enrollment courses through Cape Cod Community College. Seventh grades also take a world languages course that introduces them to the language and culture of the Mashpee Wampanoag people, who have lived in the community for thousands of years.Mashpee events throughout the summer
The island’s location allows for time away from the events and summer excitement of the cape, but those looking for seasonal celebrations and parades can find plenty in the town of Mashpee. In the summer months, there are free concerts in the Mashpee Community Park, around 6 miles north. There are also farmers markets, outdoor movie nights and kid-friendly daytime activities in Mashpee Commons all summer. The week of the Fourth of July is generally the busiest for the town, with an Independence Day fireworks display behind the Mashpee Middle-High School and the annual three-day Mashpee Wampanoag Pow Wow at the reservation along Great Neck Road. Mashpee Commons also hosts an annual Octoberfest celebration and a night Christmas parade during the off-season.Access to Boston and Hyannis
Though boating is very popular among Seconsett Island residents, the island is connected to the rest of the cape by a paved, two-lane road. Boston is approximately 72 miles away by car, allowing some residents to commute, as needed, for work. State Route 28, one of the main thoroughfares around Cape Cod, is around 2 miles north, and drivers can take it to Hyannis, 16 miles away. In Hyannis, the Cape Cod Gateway Airport offers flights to Boston and New York, and the CapeFLYER trains take passengers to Boston on summer weekends. The nearest 24-hour medical facility is the Yawkey Emergency Center at Falmouth Hospital, just over 8 miles from most Seconsett homes.Retail and dining in Mashpee Commons
Most residents head to Mashpee Commons, about 4.5 miles north, to do their shopping or enjoy a meal out. The commons is designed to look like a neighborhood, with sidewalks connecting cedar-shingled buildings holding a local market and clothing stores, including Lilly Pulitzer and the Black Dog General Store. It also has a bowling alley, a mini golf course and an escape room. In the evenings, people come there to try Bleu’s upscale French cuisine or to relax on the patio outside Bobby Byrne’s. Cooke's Seafood, just north of Mashpee Commons, and Smitty's Homemade Ice Cream are two popular standbys as well. “Cooke’s has fantastic seafood, and their pricing is very reasonable for the cape,” Regan says. The nearest Walmart is around 7 miles west in Teaticket, and Hyannis, around 15 miles east, has an indoor mall.
