The city of Doffing, located 15 miles west of McAllen, is within the southern region of Texas' Rio Grande and is known for its agricultural output. Wide-open pastures and lush orchards surround quiet residential streets lined with contemporary ranch homes and subtropical vegetation. The real estate landscape is visibly transitioning here, where timeworn residences mix with brand-new builds and empty lots – a draw for those looking to live closer to more amenities and resources. The area’s wide open land also gives way to the long stretch of Bentsen-Rio Grande Valley Park. Doffing is a small part of a prominent migration corridor for over 400 species of birds and butterflies, marking nearby green spaces as popular birding spots during Southern Texas’ warm winters. “You can see them on the electric poles and businesses,” says Regina Acosta, a market research analyst for the city of McAllen. “They’re everywhere, and we all greatly enjoy them visiting.” Doffing also sits close to one of the best retail scenes in South Texas, situated all along Interstate 2.

Spacious four-bedroom ranch homes offer wide-open fields and are priced between $250,000 and $310,000, which is slightly lower than the state average. "You can get more land for less money. There's a lot of smaller homes, some new construction and some older," says Patricia Fogg, Realtor at Effective Real Estate and a 5-year local seller. Buyers can invest as low as $70,000 and as high as $150,000 for bare lots with less land. The city is gaining popularity as nearby metropolitan areas run out of room to build. "It's a growing area because everything is so close," Fogg says. Most Doffing listings find new owners within a few weeks.

Produce markets and taquerias on 3 Mile Road
Three Mile Road is Doffing's primary connecting corridor, lodging many of the town's businesses and restaurants. Bakeries, markets and taquerias are scattered on the main road, alongside auto shops and gas stations. Doffing locals shop for groceries at Los Michoacanos Supermarket, stocked with daily necessities, pantry products, and a small meat market. Outdoor produce markets are common here, along with markets like the Palmview Fleamarket. H-E-B is also nearby in the Las Tiendas Shopping Center and has a more extensive selection of food. Residents shop for donuts and warm sweet bread at La Reynera and enjoy sit-down meals at 492 Barbeque, the town's favorite for its namesake dish and cabin-style digs. Farther out towards McAllen is La Plaza Mall, one of the area’s largest shopping centers with big department stores and a movie theater. “We have the infrastructure to grow and maintain businesses here,” says Alejandro Rios, a representative and activist of Visit McAllen. McAllen may be the epicenter of retail in South Texas, but the city is hoping to foster all of the local storefronts around the surrounding area. “We have this program available called McAllen Refresh5050,” Rios adds. “It provides grants to help revamp all of our small businesses that have been here for over 25 years.”

Attending La Joya Independent District schools
Doffing kids can attend school within the La Joya Independent District. Many begin at Narciso Cavazos Elementary School and continue to Ann Richards Middle School, each carrying a B-minus and C score on Niche. La Joya Palmview High is the next stop on the public school track, earning a C-plus Niche score. Each is within a 16-mile drive for Doffing residents. Much of La Joya Palmview High's large student body participates in at least one sport, ranging from swim team to golf and floorball. Several charter schools are nearby for buyers interested in exploring education alternatives.

Doffing locals can enjoy warm 70-degree winters at Palmview Municipal Park, ringed with towering palm trees. Kids hang out on the playgrounds while their siblings play softball on the expansive fields. The surrounding track also fills with walkers and runners at the end of the day. The indoor recreation center is on-site and includes an expansive gym. The park is adjacent to the Palmview Parks and Recreation Department, where families can sign their kids up for a range of sports, from flag football to volleyball and golf. The department also hosts a summer camp. In September through December, locals flock to Santa Ana National Wildlife Refuge or Bentsen-Rio Grande Valley State Park to watch hundreds of Monarch butterflies and birds migrate through La Homa and into Mexico. Quinta Las 4 Luna’s Waterpark is another popular spot in the spring through the fall.
Two miles from I-2
Most residents travel to larger cities for a day at the office. Doffing is 8 miles from bustling Mission and a few more miles from McAllen, where locals can hop on an Amtrak train or catch a flight at the McAllen Miller International Airport. Several healthcare centers are close to town, comprising the majority of the local workforce. The local school districts and food manufacturing companies are also among the McAllen-Edinburg-Mission area's top employers. Interstate 2 routes locals in and out of town and is an easy 10-mile ride south.
South Texan events
The Palmview Parks and Recreation Department and the nearby Palmview City Hall host various community events. For instance, the Parks and Recreation Department has an annual turkey distribution each November. There’s also an annual Christmas tree lighting event at city hall, with craft vendors, live entertainment and a car show. Along Oval Park in nearby McAllen is the McAllen Convention Center, a popular spot to host quinceañeras and comic cons, and the McAllen Performing Arts Center. Orchestra and symphony performances grace its large, amphitheater-shaped auditorium stage. McAllen hosts the largest holiday parade in Texas.
