A close-knit village with shopping and parks
Oftentimes when someone describes an area as a village, the term conjures up images of a lifestyle lacking modern conveniences in a sparsely populated area. McFarland is here to buck that stereotype. Officially known as the Village of McFarland, this community that hugs the northeastern bank of Lake Waubesa is less than a mile from Beltline Highway and 10 miles from downtown Madison. “I grew up in McFarland, and I always said it’s a great place to grow up. It’s like small-town USA, but it’s still incredibly convenient,” says Broker Eric Hansen, who has been representing real estate transactions in the area for more than a decade. McFarland’s proximity to Madison means residents don’t have to travel for world-class shopping, restaurants and health care. But McFarland has plenty to offer residents right in their own backyard, as the village features multiple parks and borders Lake Waubesa.

Buyers can find a wide range of housing pricings
There are multiple options for housing in McFarland, ranging from condominiums and townhouses to traditional single-family homes. The median price of real estate in McFarland is $452,000, and buyers should expect to pay just under $200 per square foot. The price range in the village is large, given the variety of housing types. A two-bedroom/one-bathroom condominium can start at $191,000, and prices can go up to $1.8 million for a spacious six-bedroom/five-bathroom farmhouse-inspired modern home on the lake.

McFarland is districted to the McFarland School District, which earns a B-minus rating from Niche. Students in the area can attend McFarland Primary, Indian Mound Middle and McFarland High School. Both McFarland Primary and Indian Mound earn a B rating from Niche, and McFarland High School earns an A-minus. Students at McFarland High School can choose to participate in any of 35 school-sponsored clubs, and they have the opportunity to play 20 different varsity-level sports. Parents also have multiple private school options from which to choose, including Madison Country Day School, which earns an A-plus rating on Niche.

Fishing on Lake Waubesa and visiting McFarland Dog Park
One of the major appeals of life in McFarland is the access to the outdoors, which includes Lake Waubesa on the village’s western border. Offering year-round fishing opportunities — 10 different species of gamefish live in the lake — Lake Waubesa is also a favorite for those just seeking a little relaxation on the water, be it via boat or swimming. There are also several parks in the area, including Grandview Conservancy, a 25-acre nature preserve. There are multiple mowed walking paths through the area, as well as a boardwalk pathway. Dog parents can take their four-legged friends to McFarland Dog Park for some off-leash fun and socializing; the park even has a dog-washing station, just in case. Off Marsh Road, residents can take advantage of the community pickleball courts, skateboarding park and ice-skating arena. For some indoor recreation, Anytime Fitness and the Princeton Club are both located near one another off Highway 51. “One of my favorite things about growing up in McFarland was that everything I needed was close by,” says Hansen. “It’s suburban living with everything right there.”

Shopping on Highway 51 or Hilldale Mall
For groceries, residents head to Pick ‘N Save off Highway 51 because of its variety of offerings and central location. For home necessities, Target is 10 miles north of McFarland on Highway 51. And when the need for intensive retail therapy arises, it’s Hilldale Mall to the rescue. The mall is located about 20 minutes’ drive away in Madison, and it offers shoppers access to stores such as Anthropologie, Lululemon and Macy’s. When cooking at home is not on the menu, McFarland has plenty of local options. Maple Tree Supper Club specializes in American comfort food, including prime rib, local walleye and ground-beef steak. Another local favorite is Green Lantern Restaurant and Bar, which serves breakfast, lunch and dinner in a building that has been standing on the same spot on the shore of Lake Waubesa for over a century.
