Quaint bungalows and brick ranch-style homes make up most of the East McKinney housing market and sit close together on quarter-acre lots. Most houses were built between the 1960s and early 2000s, with a few new builds dotted throughout. While the neighborhood’s streets have minimal through traffic, noise levels can be high due to proximity to McDonald Street and the McKinney National Airport. “East McKinney has a more affordable market compared to downtown and the city’s western suburbs,” Fournet says. “It makes it popular among first-time buyers.” Fixer-uppers and smaller single-story homes can go for $170,000 to $400,000, while larger builds with recent renovations tend to range from $450,000 to $600,000. The Serenity subdivision on the neighborhood’s south side has modern homes with luxury interiors and over 4,000 square feet ranging from $1.3 million to $2.1 million.

Unique electives at McKinney North High
Most local students attend Caldwell Elementary School which earns a B-plus overall grade from Niche, respectively. Scott Morgan Johnson Middle School receives an A-minus and offers a variety of clubs and extracurricular activities, including clubs centered around astronomy, writing and STEM. The A-rated McKinney North High School offers a wide variety of unique elective courses, including photojournalism, astronomy and floral design. The high school also partners with Collin College for its dual enrollment offerings.

The community lies just east of downtown McKinney, known for its historic architecture and charming, small-town atmosphere. Local Yocal BBQ and Grill serves southern-style comforts from braised pork belly to Wagyu steak. The Yard is a local favorite with a large, outdoor dining area where patrons can enjoy a beer by the firepit or chow down on some tacos, burgers or seafood. TUPPS Brewery is an old cotton mill-turned beer hall with around a dozen rotating brews on tap and regular live music. Heritage Village at Chestnut Square is home to six preserved historic houses and recreated buildings from the early days of McKinney. Old Settler’s Park lies in the center of East McKinney’s residential streets and has a playground, basketball courts, a picnic pavilion and three baseball diamonds that host games and practices for the McKinney Baseball and Softball Association and McKinney Little League Baseball. The Old Settler’s Recreation Center offers day passes and annual memberships, with an indoor gym, exercise classes and a fitness center. The Gilda Garcia Garza Aquatic Center is next door. Towne Lake Park is around 2 miles away and has a large lake, fishing piers, a disc golf course and the 10-mile Wilson Creek Trail, which connects to Bonnie Wenk Park.

Direct routes to Fort Worth and Dallas
Texas state Highway 121 spans around 57 miles to downtown Fort Worth while Untied States Route 75 leads roughly 35 miles to downtown Dallas. “It’s about a 45-minute to an hour drive to both cities, depending on traffic,” says Fournet.
The residents of East McKinney can hop onto US 75 and take it South to Dallas.
Hop onto Highway 121 and take a drive into East McKinney for a bit of fun and sightseeing.
