Faubion - quintessential suburb near an old-fashioned downtown
About 35 miles north of Dallas, Faubion is a charming suburb in McKinney known for its old-fashioned downtown, which is also a historic shopping district. With traditional houses and highly ranked schools, this community is only about a mile from the city's markets, barbecue joints and vibrant festivals. "You're going from historic Downtown McKinney to the beginnings of suburbia," says Leigh Calvert, broker associate at Briggs Freeman Sotheby's International Realty. "Downtown is the living heartbeat of McKinnley. It does a tremendous job providing residents with the full package — great leisure, school system and nightlife."
Ranch-style homes on flat lots with gardens
Faubion has tree-lined streets and flat lots, often with gardens and fenced-in backyards. It features traditional and ranch-style architecture. Lot sizes are typically less than a quarter-acre, and houses are around 1,500 square feet on average. The median year of construction is 1965, with some older traditional homes built in the 1920s. Housing prices range from $200,000 to $700,000. Properties closer to U.S. Highway 75 and U.S. Highway 380 may be prone to traffic noise. Summer temperatures during July and August hover around the high-90s, occasionally reaching triple digits.
Downtown shopping and classic Texas eateries
Established in the 1850s, Historic Downtown McKinney is about a mile south, with more than 120 shops, historic architecture and performance venues. "People visit McKinney for the shops and the restaurant scene downtown," Calvert says. "You don't have to go to other communities for those things." There are also many restaurants close to Faubion. With a rustic, wood interior, Hutchins BBQ is a quintessential Texas barbecue joint serving the locally famous "Texas Twinkie," a jalapeno pepper wrapped in bacon, filled with cream cheese and smoked brisket. One and Only Burgers and Fries is a casual, counter-serve eatery serving old-fashioned cheeseburgers with a special sauce. Local supermarkets include Kroger and WinCo Foods near the Heritage Square Shopping Center.
Involved school community and extracurricular programs
Burks Elementary School earns a C-plus grade from Niche and is involved in the neighborhood community with a collaborative student environment. Faubion Middle School has an A-minus and encourages extracurricular activities in fine arts and athletics. McKinney Boyd High School receives an A, with spacious sports facilities, a black box theater and visual art labs.
Green spaces and athletic facilities
Murphy Park is a shady green space in the neighborhood center, with a playground and half-court basketball. Another community highlight is Finch Park, which includes pickleball courts, a beach volleyball court and a splash pad. Dr. Glenn Mitchell Memorial Park has a fountain centerpiece and sculptures in Downtown McKinney, making it a popular venue for local festivals.
McKinney's vibrant festivals
Krewe of Barkus is a Mardi Gras festival in March, which includes a dog parade, with dressed-up canines riding through downtown on small floats. On the second weekend of April, Arts in Bloom has more than 120 artists and a variety of Texas wineries. The McKinney Dia de los Muertos celebration features costume contests and traditional dance performances in October. "They do a great job of maintaining the city's presentation with events throughout the year," Calvert says.
Easy highway access to Dallas
Public transportation is limited in McKinney, although the Collin County Transit program provides on-demand service for qualifying residents. Faubion has quick access to U.S. 75. Plano is roughly 15 miles south on U.S. 75, while Dallas is about 35 miles south. Dallas Love Field Airport is approximately 30 miles south, and Dallas-Fort Worth International Airport is also within 35 miles of McKinney.
