Greens of McKinney offers suburban living not far from downtown
Originally developed as a golf course community, Greens of McKinney features suburban homes surrounded by once-manicured golf greens and fairways. While the course closed in the mid-2010s, the neighborhood remains a sought-after enclave for its family-friendly atmosphere, highly rated school district, access to highways, and a multitude of shopping and dining options. “Since it used to be a golf course, there are a lot of trails. My clients have three boys, and they love that they have the open space,” says John Alvarez, a Realtor with REKconnection who is selling a home in the neighborhood. Historic downtown McKinney is less than 3 miles away, and the city’s hospital, Medical City McKinney, is directly south of the community.
With a large apartment complex and some rentable single-family homes, Greens of McKinney has a nearly equal number of renters and homeowners. The neighborhood is diverse in makeup, featuring retail, hotel and office space, a fire station and the campus of Collin College. The neighborhood is also home to Ivy of McKinney, an assisted-living facility.
Neo-traditional homes with Craftsman-inspired features
Single-family homes in Greens of McKinney sit close together along wide concrete streets. Lots are typically a little over a tenth of an acre. Sidewalks and driveways frame small front yards adorned with shade trees and manicured beds of shrubs and ornamental grasses, while fences offer privacy in backyards that sometimes have in-ground pools. Most properties are two-story brick and limestone neo-traditional homes built between the 1990s and today. Some have Craftsman-inspired features like exposed brackets and overhanging eaves. Living space is ample, usually over 2,100 square feet, which is above the national average. Home prices range from $345,000 to $685,000. Several subdivisions offer townhouses, but units don’t go on the market often. In August 2024, a 1,500-square-foot townhouse sold for about $350,000. A nearly 1,900-square-foot unit went for around $380,000 the following month. Several subdivisions are HOA-controlled and have monthly fees ranging from around $60 to $300.
Public- and private-school options for Greens of McKinney
The McKinney Independent School District earns an A overall rating from Niche. Three schools serve Greens of McKinney. Albert & Iola Lee Davis Malvern Elementary receives a B-minus and has a specialized English program for Spanish-speaking students. Faubion Middle earns an A-minus, while McKinney High gets an A. Nearby private options include the B-plus-rated Cornerstone Christian Academy and the A-minus-rated McKinney Christian Academy. Higher education is available within the neighborhood at Collin College, a community college offering more than 200 degrees and continuing education programs.
U.S. Route 75 offers a range of restaurants and retailers close to home
Those living in Greens of McKinney don’t have to drive far to shop and dine at dozens of retailers and restaurants. Shopping centers line U.S. Route 75 outside the neighborhood. Albertsons and Kohl’s anchor McKinney Marketplace, while Trader Joe’s and the Picklr, an indoor pickleball facility, are the big names at Eldorado Plaza. Restaurants range from locally run spots like Hydeout Café, a Lone Star State-themed breakfast spot, to familiar chains such as Texas Roadhouse. Historic Downtown McKinney offers boutique shopping and more local restaurants, about 3 miles away.
The new McKinney Greens Park and nearby recreation options
Several subdivisions in Greens of McKinney offer community amenities like pools and tennis courts, and soon the neighborhood will have its own park. Construction crews are transforming a nearly 5-acre plot of land that used to be part of a golf course into McKinney Greens Park. Plans include a playground, a pavilion and a boardwalk extending over a small pond. The park could open as early as summer 2025. Meanwhile, a project is underway to extend the Wilson Creek Trail into the neighborhood. The roughly 10-mile greenway links several parks in the city, including Towne Lake Park. This expansive green space, north of Greens of McKinney, offers fishing, paddleboating, a playground and athletic facilities for sports like sand volleyball, horseshoes and baseball. Nearby, the Heard Natural Science Museum & Wildlife Sanctuary features nature trails, exhibits and gardens spread out over 289 acres. Golfers have several courses to choose from, including the private 18-hole course at Eldorado Country Club.
Convenient access to U.S. Route 75 and the Sam Rayburn Tollway
While there are ample walking trails and sidewalks throughout Greens of McKinney, driving is the main way to get around the city. Two highways hug the neighborhood: U.S. Route 75 and the Sam Rayburn Tollway. They connect commuters to historic downtown McKinney, less than 3 miles north, and Downtown Dallas, around 35 miles south. Greyhound buses stop daily at New Midway Convenience, roughly 3 miles north of the neighborhood. Dallas Fort Worth International Airport is about a 30-mile drive.
