Trails and the outdoors are at the center of Painted Tree
In the community of Painted Tree, located on the northern edge of McKinney, walkability is king. “One of the things that differentiates us from other master planned communities is that we are a trailside community,” says Pam Shields, community engagement officer. “We have 25 miles of trails throughout the community, which goes along with our whole premise, which is back to nature and the outdoors.”
This community started construction in 2022 and is divided into three subdivisions: Woodland District, Lakeside District and Village District; each one offers its own amenity center and trail network. Homes are closer together with smaller lawn sizes and decorative trees. Sections of the community remain undeveloped, with several sections of heavily forested areas with oak trees. The community is still under construction with around 1,000 homes completed out of 3,400.
Miles of trails, amenity centers and nearby green spaces
There are more than 20 miles of trails snaking through the community, offering residents a mix of natural and paved surfaces. The community has several amenity centers, featuring pools, grassy areas, and playgrounds. Shields says the community sponsors events, including crafting workshops, outdoor movies, and holiday parades.
Green spaces outside the community include the 212-acre Erwin Park, which features mountain biking trails, playgrounds and picnic areas. The Dr. Charles B. McKissic Park has a covered playground, a baseball backstop and a multipurpose field.
A mix of home styles is available, along with townhomes
This community features contemporary and New Traditional style homes that typically range from $490,000 to $900,000, though a few cost more than $1 million. There are also a selection of townhomes, which can range between $300,000 and $400,000. HOA fees, used to maintain the amenity centers and trail networks, run $270 a quarter for single-family homes. Townhomes cost an extra $300 a month, Shield says. Flood maps from the Federal Emergency Management Agency show a slight flooding risk near the lake and on the eastern end of the community.
Multiple schools are zoned for Painted Tree
Students can start at Lizzie Nell Cundiff McClure Elementary or Minshew Elementary, ranked A-minus and A on Niche, respectively. They can continue to A-graded Cynthia A. Cockrell Elementary School or Morgan Johnson Middle School, which has an A-minus. Both McKinney Boyd High School and McKinney North High have A grades, with the latter having a fine arts program. Unranked Learning Tree Montessori is in the community and has programs for students up to age 5.
Dining and Shopping on U.S. Highway 380
Restaurants along U.S. Highway 380 and Hardin Boulevard include a mix of chains and local spots. Red Hot is a regional chain that combines Chinese and Indian cuisine. Big Taco and Seafood serves tacos and burritos. A Roma Italian Kitchen offers pizza, salads and pasta dishes. Costco is immediately outside the community on Hardin Boulevard, while Kroger and WinCo are further along U.S. 380. More big box stores are further east along the highway. Baylor Scott & White Medical Center-McKinney is just outside the neighborhood on Lake Forest Drive.
U.S. 380 and access to DFW and Love Field
U.S. 380 connects with U.S. Highway 75, which leads to Plano and Dallas farther south. Dallas-Fort Worth International Airport is 37 miles southwest, while Love Field is 38 miles south.
