South McKinney combines top schools with local shops and restaurants
South McKinney puts convenience at the forefront. The neighborhood is within walking distance of several highly rated schools and has easy access to Texas State Highway 121. However, residents often forego the freeway thanks to an assortment of restaurants and shops close to home. South McKinney also offers choices when it comes to housing prices, with a mix of modest and more expensive homes. “It’s reasonably priced compared to other areas,” says Joe Worley, a Realtor with Russell Realty. “It’s also pretty much built out. There’s not a lot around it that is going to expand.”
Townhouses and traditional homes along concrete streets
South McKinney houses are typically built in the New Traditional style and have brick and stone exteriors. Residential streets are concrete, and sidewalks usually flank them on both sides. Parking along the curb is a common practice. Front yards can feature small- and medium-sized trees, and grass lawns are kept short. Townhouses, primarily found in the northwest corner of the community, generally range from $350,000 to $550,000. Traditional homes can sell for between $425,000 and $850,000, though they can be more expensive in the Lake Forest subdivision, often going between $750,000 and $1.2 million. The area also has several apartment complexes, and nearly half of the community’s occupants are renters. The eastern section is mostly commercial, featuring several car dealerships.
Allen and McKinney school districts have major football programs
Students who live west of Lake Forest Drive are zoned for the Allen Independent School District. They can attend Lois Lindsey Elementary School, which has an A Niche grade, as does Walter & Lois Curtis Middle School. Allen High School offers an industry-based workforce program through Collin College that lets students gain experience in various fields. Paths include computer networking and construction management. It earns an A score. Kids east of Lake Forest Drive are served by the McKinney Independent School District. Jesse McGowen Elementary School gets an A Niche grade. Leonard Evans Jr. Middle School holds an A-minus score, while McKinney High School earns an A. Both high schools emphasize football. Allen High plays at Eagle Stadium, an 18,000-seat venue less than 5 miles south of the community, while McKinney High’s home games are within the neighborhood at the 12,000-seat McKinney ISD Stadium. “During football season, McKinney Stadium is where people will be on Friday nights,” Worley says. “It’s a beautiful stadium with a college-like feel when you are at the games.”
Play areas, a fishing pond and walks through crape myrtle trees
Saddle Club Park has a jungle gym, slides, benches, and an open grass field. Just north of the community, Katherine B. Winniford Park has walking and biking trails, a basketball court, a fishing pond, and a playground. Nearby, the Crape Myrtle Trails of McKinney take visitors past a collection of namesake trees that bloom each summer. Summers in this part of Texas, especially July and August, consistently reach triple-digit temperatures. Across Texas State Highway 121 is Cinemark Allen 16 and XD, a movie theater showing the latest films. Several churches, including Brookhaven Church, are within a few miles of the neighborhood.
Food ranging from Italian-American to Nigerian, plus nearby shopping
Rosati’s Pizza sells Chicago-style pies and other midwestern favorites like fried ravioli. Osuma Suya brings Nigerian food to the area, while 51 Rainbow Indian Grill & Momo House gives customers a taste of Himalayan cuisine. Benny’s Cafe serves American classics for breakfast and lunch. There's a Walmart Supercenter directly in South McKinney, while Kroger and Whole Foods are both nearby. The community is around 3 miles from Allen Premium Outlets, a shopping center with both casual and high-end stores like Gap, J. Crew and Armani.
Access to State Highway 121
State Highway 121 and its accompanying Sam Rayburn Tollway serve as the neighborhood’s southeastern border. “You can get to a major highway quickly, but it doesn’t feel like you’re right on it,” Worley says. “It’s a quiet neighborhood.” South McKinney is around 30 miles from Dallas Fort Worth International Airport and around 35 miles from the Dallas Downtown Historic District.
