Often paired with neighboring Cecil, Bishop is one of several small, former farming villages scattered throughout Cecil Township. While rural homesteads and the occasional farm pop up can still be found, the landscape has changed significantly since the 1990s. “You’re still almost in a rural area, but there’s amenities like Southpointe close by,” says Brittany Herrington-Tubbs, a Realtor at Berkshire Hathaway with 10 years of experience. “It all used to be farmland, but a lot of it was developed.” Growing as a commuter suburb thanks to proximity to Interstate 79, Bishop balances increased new housing stock and Canon-McMillan student populations with well-worn mom and pop restaurants, Cecil Township traditions and the sense of tranquility and privacy found between Western Pennsylvania’s rolling, forested hills.

Waves of suburban housing development
While some older homes are scattered across Bishop, most single-family homes were built in the 1960s through 1980s in popular vernacular styles, including split-levels, ranch-style homes, bi-levels and two-story colonials with farmhouse-inspired porches. “There’s a little bit of everything – starter homes, next homes, smaller older homes, some newer developments,” Herrington-Tubbs says. Houses on long, sloping streets with a quarter of an acre to an acre of tree-dotted lawn sell for $140,000 to $330,000 depending on lot size and renovation needs. Starting in the 1990s but picking up in the 2000s and 2020s, New Traditional homes with complementary Colonial Revival, Craftsman and farmhouse designs developed in neat rows along cul-de-sac subdivisions, selling for $330,000 to $600,000. New construction townhouses in the same developments and styles sell for $330,000 to $405,000. Many of the newest subdivisions are lined by narrow sidewalks and require HOA membership. Bishop has a CAP Index crime score of 2 out of 10 compared to the national average of 4.

Cecil Township Park and the Montour Trail
Cecil Township Park is the area’s main community park, looping a paved walking path around amenity-strewn grassy fields and through the forests along Millers Run. Basketball and tennis courts provide space for pick-up games, while the baseball diamond and nearby concession stand are most often used by Canon Mac Baseball Association teams. Anglers get some practice before the Cecil Township Fishing Derby each spring, catching stocked trout in the Millers Run Creek. Montour Trail hikers and bikers get a break from the sun and forest-bound paths along the nation’s longest suburban rail trail while passing through the National Tunnel in Bishop, some stopping to rest around the fire at the Cecil Henderson Montour Trail Campground.

Increased capacity at Canon Mac Middle School
Muse and Hills-Hendersonville elementary schools each serve kindergarten through fourth grades and earn an A-minus from Niche. Cecil Intermediate School serves fifth through sixth grades and earns an A-minus, as does Canon-McMillan Middle School which serves seventh through eighth grades. Canon-McMillan High School serves ninth through twelfth grades and earns a B-plus. Canon Mac middle schoolers used to attend class in the old Canonsburg Middle School building but upgraded to the new building which increased student capacity from 850 to 1,000 in January of 2023.
Canon-McMillan Middle School has a large campus serving the district.
Cecil Intermediate School is a highly rated public school located in McDonald, next to Muse.

Cecil Township Parks & Recreation Fall Festival
Social clubs like the Slovenian National Hall and Cecil American Legion bring members together for casual hangouts and a quick drink, but community events with a wider draw are typically found elsewhere in Cecil Township. The annual Cecil Township Parks & Recreation Fall Festival has taken over Cecil Township Park since the late 1980s, continuing to draw crowds for a weekend of autumnal crafts, bounce houses, arts market browsing and live music at the end of each September. St. Mary Church holds regular religious services as well as an annual Lenten fish fry.

Southpointe, Interstate 79 and Freedom Transit
Southpointe is only a few miles away and has developed into a magnet corporate center over the years, but for those commuting into Pittsburgh, I-79 provides a 20-mile drive downtown. Nearby, the Southpointe Park and Ride is a stop on the Freedom Transit bus route that runs from Washington to Pennsylvania on weekday mornings and evenings.
