“It’s Seattle; Nobody baked me a casserole when I moved in,” Jason Fox, a resident Realtor, says frankly. Fox has been privy to the quirks of varying Seattle Metro Area pockets since he started selling homes seven years ago. But what Meadowdale lacks in complementary casseroles, it makes up for in scenic parks, retail conveniences, great schools and a uniquely convenient location. Meadowdale straddles the northern borders of both Edmonds and Lynwood, putting residents within arms reach of both cities’ benefits. Proximity to the West Coast’s rocky beaches is a bonus. The Puget Sound sets an ideal scene for the community’s traditional suburban setting.
Contemporary homes on winding woodland roads
Meadowdale’s winding roads and woodsy cul-de-sacs are home to a variety of housing styles. The market is competitive, as it features stunning homes overlooking Puget Sound and contemporary planned communities off winding woodland roads. While some properties date back to the 1940s, the ‘70s ushered in a residential development boom, carving out midcentury modern subdivisions with split- and bi-level residences alongside the occasional ranch-style home. Currently, Meadowdale is experiencing another wave of developmental growth, bringing in contemporary single-family homes on mid-size lots. Pricing varies widely in Meadowdale, with townhouses starting at $550,000, while estates overlooking the water can cost as much as $2.9 million.

Meadowdale High’s varsity sports
The majority of Meadowdale is served by the Edmonds School District. Students can attend Meadowdale Elementary for kindergarten through sixth grade before going to Meadowdale Middle for grades 7 and 8. Both schools are rated B on Niche. Meadowdale High is the last stop on this academic line, rated B-plus. This high school has a variety of extracurricular activities that students can enrich their school days with, such as varsity sports like basketball and golf. The school also has a college and career center and several tutoring and homework help programs to support student success.

Meadowdale Beach Park and much more
down to an expansive pebble beach with views of the Olympic Mountains and wildlife galore. “My wife and I enjoy Meadowdale Beach Park,” Fox says. “It’s Washington, so the water’s never really warm. People walk their dogs, and the kids fly their kits, but really, people are out just taking in the views.” Nearby, Haines Wharf Park is a pocket park on a bluff overlooking the water. Meadowdale Park and the Meadowdale Playfields are more traditional parks featuring athletic amenities and playgrounds. “The playfields are popular; it’s where all the kids play sports,” Fox says. “There are a couple of soccer fields, softball/baseball fields, a basketball court and a new play structure.” Folk with four-legged friends enjoy Lynndale Off-Leash Dog Park, an open, tree-shaded space for pups to roam free and socialize.

Running errands off Pacific Highway
The heart of Meadowdale is less than 5 miles from Alderwood Mall, a local staple with classic retail chains, a movie theater, big box stores and other entertainment. That said, day-to-day shopping can be done closer to home, along Pacific Highway. Safeway, Walmart and some small markets have locations on this main street, as well as local and franchise eateries. Tubs Gourmet Subs is a tried-and-true spot for a good sandwich made with fresh ingredients. Across the street, Lumi Dessert Cafe is newer to the neighborhood but is quickly becoming a local favorite with its wide selection of bingsu (creamy shaved ice), boba tea and bubble waffles.

Seattle traffic is no joke
Meadowdale offers a convenient and central location for commuters, situated 25 miles from Downtown Seattle and less than 15 miles from Downtown Everett. Pacific Highway is easily accessible. That said, traffic is a major factor in commute times. “It’s a long drive to Seattle,” Fox says. “It’s not as bad as in New York, but Seattle traffic? It’s bad.” Although Meadowdale is largely car-dependent, Community Transit has a bus line that runs up and down Pacific Highway regularly.
