In rural South Jersey, location matters
Nestled between farmland, streams and forest preserves 20 miles outside Philadelphia, Hoot Owl Estates offers the rural setting of South Jersey with the comforts of Medford, a township in Burlington County. “Location is the number one reason people are attracted to Hoot Owl Estates,” says Cristin Holloway, a broker associate with EXP Realty, who has lived in nearby Marlton for decades and has sold real estate locally for the past 15 years. “Parts of Medford tend to be remote, but this community is close to Route 70 and the shots and restaurants of Medford Village.” Route 70, which connects drivers to Philadelphia and the Jersey Shore, is less than 2 miles from Hoot Owl Estates, and Medford’s Historic Village on Main Street, nearby too, is lined with unique shops, boutiques, restaurants and cafes.
Besides location, lot size in Hoot Owl Estates is also a big draw. “Most properties are on a half-acre or more of land,” says Mary Ann Fischer, associate broker with Berkshire Hathaway Fox and Roach and part of the 23-year Coty-Fischer Team with her husband Patrick Coty. “Many homes have three or four bedrooms that appeal to families.” With a bustling village nearby, recreational facilities a short drive away, quality schools and over a million acres of protected forest, Hoot Owl Estates is a neighborhood where rural charm and small-town living combine. CAP Index gives the neighborhood a crime score of 2 out of 10. The national average is 4.
Homes that look different but enjoy the same public utilities
Homes in Hoot Owl Estates include rambler-style houses built between 1950 and 1980 that list for $300,000 to $650,000. Ramblers often feature attached garages, basements and big backyards. Some also have in-ground pools installed, as well as back decks and patios. “All the homes are different,” Holloway says. “It’s not a cookie-cutter neighborhood. New families and empty nesters are drawn here because of the variety and price points.” Colonial-style homes are popular, too, priced from $430,000 to $690,000. Often set back off the road with deep front yards, these homes frequently have backyards that end in private wooded areas. Inside, they may include office spaces, finished basements and attic rooms that add living space. “Hoot Owl Estates receives Medford public water and is on the public sewer system,” Fischer says. “Homeowners don’t have to worry about maintaining a septic system. With so many rural properties in Medford, it's unusual and a bonus to have public utilities like this.”
Above-average schools that advance learning
Schools that serve Hoot Owl Estates students belong to the Medford Township School District, which receives an A-minus from Niche. All schools in the district scored an A-minus. Taunton Forge Elementary is next door and offers a 12-to-1 student-teacher ratio. Haines Memorial 6th Grade Center specializes in transitioning students from elementary to middle school and features interactive whiteboards in every classroom and Chromebooks for every student. At Medford Memorial Middle, the 7-8 school, students can choose from 25 clubs and activities, such as the Let’s Get Crafty Club or the Super Duper STEM Club. Hoot Owl Estates is within the Lenape Regional High School District, and students have their choice of five secondary schools. The closest is Cherokee High, which earns an A-minus from Niche. Cherokee is building a new campus, which is set to open in August 2026.
Space for hikers, sports lovers and dog walkers in Freedom Park
Medford borders the New Jersey Pinelands National Reserve to the south, and the township has dedicated over half of its land to open space and natural preserves. Those areas can be seen in the woodlands and streams surrounding Hoot Owl Estates. Freedom Park is within walking distance and offers a sprawling green space with paved and natural walking trails. Its playground and tot lot are fully accessible and feature three picnic pavilions. The park also offers basketball, volleyball and pickleball courts, a disc golf course, and the Freedom Skatepark for skateboarders and BMX bikers. Open fields throughout the park are used for soccer and baseball games, and Freedom Barks, voted one of the top 10 amazing dog parks in the United States by USA Today, is a sizable off-leash dog run area. Nearby Medford Village is a private country club with an 18-hole championship golf course, an Olympic-sized swimming pool and tennis courts.
Main Street in Historic Medford Village
With brick sidewalks and old-fashioned gas lights, Main Street in Medford Village attracts visitors with its quaint restaurants, breweries, antique stores and art galleries. Braddock’s Tavern, for example, has been a Medford institution since 1844. It offers spacious dining rooms, a casual downstairs pub with exposed wood beams, tables on the sidewalk with umbrellas, and a two-story front porch for even more outdoor seating. Another local favorite is ITA101, an Italian restaurant that Chef Kevin Maher promises is a farm-to-table experience. Many of the recipes he uses were handed down by his grandmother. The Medford Arts Center supports local artists through education and gallery showings, and Farm Truck Brewing serves in-house brews in a minimal but comfortable, garage-like setting. There’s also a ShopRite grocery store nearby, too. Closer to home, Indian Acres Tree Farm is just over the creek from Hoot Owl Estates. Family-owned and -operated since 1961, Indian Acres sells Christmas trees during the holidays and attracts visitors with corn mazes, farm animals and pumpkin picking.
Dickens Festival in Historic Medford Village
On the first Saturday evening of December, Main Street in Medford transforms into an old-time winter wonderland during Dickens Festival, which typically attracts over 20,000 people. Local business owners host the event. “People I know who live in Hoot Owl Estates are always finding things to do with their neighbors,” Holloway says. “Whether it’s play dates for the kids or local events like Dickens Festival, they feel a sense of community there.” Visitors can enjoy local shopping, carolers, live music and Santa’s arrival by horse and carriage.
Biking, driving and commuting from Hoot Owl Estates
Hoot Owl Estates is free of traffic, so walks or bike rides to Freedom Park, though the neighborhood has no sidewalks or bike lanes. Medford does have bike lanes on Himmelein and Stokes roads. Route 70 is 2 miles north of Hoot Owl Estates and runs east to Philadelphia, 20 miles away, and west to the Jersey Shore, 50 miles away. The closest PATCO High Speedline commuter train station, with service into Philadelphia, is Lindenwold, 10 miles southwest. Amtrak trains run between Philadelphia and Atlantic City; Atco is the closest stop, 10 miles south.

The closest medical center is Virtua Marlton Hospital, 4 miles west. The hospital provides around-the-clock emergency services and specializes in cardiovascular diagnoses and treatments, surgical spine care, joint replacement surgery and stroke care. St. Peter’s Episcopal Church and Medford United Methodist Church are the closest houses of worship. Chabad in Medford on Main Street is the nearest synagogue.
