Single-family homes lining cul-de-sacs
Common housing styles in Cedar Hills include ranch-style homes and bungalows with paved driveways and garages built in the late 20th century. Well-maintained front lawns are dotted with ponderosa pines, oak trees and clean-cut hedges. Many homes also have in-ground backyard pools. Most of the streets here are lined with sidewalks, but the roads themselves are quiet and wide enough for residents to walk along. Despite its location near the rolling hills of the rural Rogue Valley, the neighborhood itself is relatively flat, making it easy for pedestrians to navigate on foot or by bike. Single-family homes here range between $375,000 and $625,000, the same price range for homes in Medford overall. Custom-built homes in the developing subdivision next door have sold for $600,000 and $800,000.Cedar Links Park opened in 2021
The neighborhood’s Cedar Links Park opened in 2021 and features several updated amenities, including paved walking paths, a playground, basketball and pickleball courts and a fenced-in dog park. Five miles away from Cedar Hills is Prescott Park, a 1,740-acre outdoor space with trails for hiking, biking and equestrian activities. Parkgoers can make the trek along the Overlook Trail up the RoxyAnn Overlook to take in views of the Cascade mountains and the city of Medford.Pathway programs for North Medford High School students

Cedar Hills is only 3.5 miles away from the Rogue Valley International Medford Airport, but it is not impacted by the noise from planes departing and landing there. “The airport has several major airlines, including Delta, United and Alaska Airlines, and there’s also a few smaller airlines, like Avelo Airlines and Horizon Air,” Whitaker says. “It’s mostly domestic flights, but they also have flights to Canada and Mexico.” Residents are approximately 2.5 miles away from Interstate 5, a major highway that runs through the center of Medford and travels the entire length of the West Coast.Breakfast and lunch at Spicers
Two miles away from Cedar Hills is a shopping center along Crater Lake Highway. This center features several big-box stores, including Walmart Supercenter, Hobby Lobby, PetSmart and Lowe’s Home Improvement. It is also home to a Safeway grocery store and Spicers, a popular breakfast and lunch spot that has been serving patrons since 1999. Across the street is another well-known local diner called Kaleidoscope Pizzeria & Pub, which has an interior decorated with Grateful Dead-themed art. Residents can also dine at a handful of nearby chain eateries, like Olive Garden, Buffalo Wild Wings, Texas Roadhouse and Panda Express.
