Homes line the winding streets and cul-de-sacs of Cedar Hills, a quiet subdivision in northeastern Medford. “It’s a combination of single-family homes and townhouses in that area, and it’s still pretty convenient to the city’s medical centers,” says Robynne Whitaker, a local Realtor with Millen Property Group, referring to the nearby Asante Rogue Regional Medical Center and the Providence Medford Medical Center, which are both south of Cedar Hills. Next to the neighborhood’s established residential area, a brand-new development of custom single-family homes is in the works on the site of the now-closed Cedar Links golf course. “The city ended up closing [the course], and now they’re developing the land into a planned community, so there’s some pretty new housing there,” Whitaker says. Although the golf course closed, the neighborhood is now home to recently opened Cedar Links Park. Students here are zoned for the Medford School District 549C, which has an overall B-plus Niche score.

Single-family homes lining cul-de-sacs
Common housing styles in Cedar Hills include ranch-style homes and bungalows with paved driveways and garages built in the late 20th century. Well-maintained front lawns are dotted with ponderosa pines, oak trees and clean-cut hedges. Many homes also have in-ground backyard pools. Most of the streets here are lined with sidewalks, but the roads themselves are quiet and wide enough for residents to walk along. Despite its location near the rolling hills of the rural Rogue Valley, the neighborhood itself is relatively flat, making it easy for pedestrians to navigate on foot or by bike. Single-family homes here range between $375,000 and $625,000, the same price range for homes in Medford overall. Custom-built homes in the developing subdivision next door have sold for $600,000 and $800,000.

Flights from the Rogue Valley International Medford Airport
Cedar Hills is only 3.5 miles away from the Rogue Valley International Medford Airport, but it is not impacted by the noise from planes departing and landing there. “The airport has several major airlines, including Delta, United and Alaska Airlines, and there’s also a few smaller airlines, like Avelo Airlines and Horizon Air,” Whitaker says. “It’s mostly domestic flights, but they also have flights to Canada and Mexico.” Residents are approximately 2.5 miles away from Interstate 5, a major highway that runs through the center of Medford and travels the entire length of the West Coast.

Students in kindergarten through fifth grade can attend Abraham Lincoln Elementary School, which receives a B Niche score. Hedrick Middle School is also rated B. North Medford High School scores a six out of ten rating from GreatSchools and has a state-of-the-art astronomy program equipped with a newly renovated planetarium and observatory facilities. At the end of their freshman year, North Medford High School students enroll in one of 19 available educational Pathway programs in subjects like healthcare and engineering.

Cedar Links Park opened in 2021
The neighborhood’s Cedar Links Park opened in 2021 and features several updated amenities, including paved walking paths, a playground, basketball and pickleball courts and a fenced-in dog park. Five miles away from Cedar Hills is Prescott Park, a 1,740-acre outdoor space with trails for hiking, biking and equestrian activities. Parkgoers can make the trek along the Overlook Trail up the RoxyAnn Overlook to take in views of the Cascade mountains and the city of Medford.
