Residential neighborhood near downtown Medford
McLoughlin is a primarily residential neighborhood situated in West Medford bordering the downtown area. Because of its proximity to the city center, residents can find historic landmarks throughout the area, including the Holly Theatre, and homes here tend to be older with storybook elements like stone detailing and covered front porches. “The homes in western Medford are typically single-story 1950s buildings on small lots, so they may be great options for starter homes, fixer uppers or rental properties,” says Taylor Lore, a Medford resident and local broker with Coldwell Banker Pro West Real Estate. Students in this neighborhood are zoned for the Medford School District 549C, which receives an overall B-plus rating from Niche. McLoughlin has an overall CAP Index score of 6, higher than the national average of 4.

Older homes with Craftsman architecture
Craftsman-style bungalows with colorful facades, traditional properties with front-facing gables and ranch-style homes line the grid-patterned streets of McLoughlin. Some of the larger homes here have been repurposed into multifamily properties and split up into condo units. Since most of the homes in this neighborhood don’t have driveways or garages, most residents park their cars on the street. Single-family homes here typically cost between $250,000 and $400,000, while multifamily units can range between $230,000 and $460,000. Lore says that inflation stemming from the COVID-19 pandemic and wildfires from a few years ago created limited housing stock and higher interest rates. “I suspect that this market will level off in another year or so, as incomes rise and people adjust to the new normal,” Lore says. “Inventory is slowly rising, and prices are slowing falling, but I suspect we may not return to pre-COVID prices.”
