New homes and aquatic center in Northwest Medford
Northwest Medford is a rapidly growing suburb not too far from the center of the city. Many of its subdivisions feature new constructions, and the neighborhood is home to a couple of 55-and-older manufactured home communities. “I’ve seen quite a bit of growth over the last six to 12 months,” says J.J. Velador, the office manager for Rockwell Group of eXp Realty, LLC. “There’s the new construction of Rogue X, which is a huge waterpark facility.” The $76-million Rogue X is an aquatics and events center maintained by the Medford Parks and Recreation Department.

The state-of-the-art Rogue Credit Union Community Complex, or Rogue X, opened in January 2024 and its event space spans over 75,000 square feet, which is large enough to accommodate eight basketball courts, 16 volleyball courts or 364 trade show stalls. Rogue X also features a recreational pool, complete with a lazy river and two water slides, a competitive pool with 14 lanes and an outdoor splash pad. Parents with a monthly or yearly pass can sign their children up for swimming lessons, water safety classes or a swim team. The new complex is in the Wes Howard Memorial Park, a 54-acre community park.

Manufactured homes and new contemporary builds
The housing options in Northwest Medford meet a wide range of budgets. Most detached single-family homes come with three to four bedrooms and cost between $350,000 and $425,000. Ranch-style houses built in the 1960s and 1970s fall into the lower end, while contemporary traditional homes with Craftsman touches constructed throughout the 2000s tend to stay on the upper end.
Northwest Medford is also home to three major manufactured home communities: Aspens on the Creek, Rogue Valley Meadows—both of which are 55-plus communities—and Village Mobile Inn. “It’s mostly seniors whom I’ve sold to,” says Susan Tamraz, a real estate broker with eXp Realty, LLC who specializes in manufactured housing. “They are drawn to the location—the mall is there and there are a lot of medical [facilities] close by.” Providence Medford Medical Center is across the interstate from the communities. Most mobile homes on the market were built in the 1970s, featuring two bedrooms. Homebuyers can expect to spend between $30,000 and $90,000 for one of these homes and pay between $625 and $725 for monthly lot rent.

Quick access to Rogue Valley International-Medford Airport
Northwest Medford contains several major roads that lead downtown and to nearby communities. State Route 99—known as Riverside Avenue and its offshoot, Court Avenue—takes drivers to Downtown Medford in about 10 minutes. Interstate 5 runs south through Ashland to the California border. For longer-distance travel, the Rogue Valley International-Medford Airport is just a few minutes outside of the neighborhood. Travelers enjoy non-stop service to 12 destinations across the West, including Portland, Seattle, Las Vegas and Los Angeles. Buyers considering homes near the interstate or the airport should consider noise factors.

Rogue Valley Mall lies at the southeast corner of the neighborhood, with anchor stores like Macy’s and Macy’s Backstage, JCPenney and Kohl’s, among popular retailers like Torrid and Chico’s. Nearby is a Target, while outdoor gear and workout equipment can be found at REI, Cycle Gear, Public Lands and Dick’s Sporting Goods across the road, where there’s also a Trader Joe’s.
Luigi’s Italian Sandwiches, which Tamraz refers to as a Medford icon, has been open since 1969. An unassuming sandwich shop on the corner of Riverside Avenue and Ohio Street, it’s recognized throughout the community for its sandwiches, like the “World Famous Garbage Grinder,” which comes with salami, ham, pepperoni and the restaurant’s “secret sauce.” For a sit-down meal, locals head to Wild River Pizza and Brewery, where they can see the Oregon hardwood-fired ovens that their pizzas and calzones are cooked in.

Technical education programs and a culinary arts center
Local children are zoned for B-Niche-rated Jacksonville Elementary School, C-rated Wilson Elementary School or Howard Elementary School, which earns a C-plus. Students from these elementary schools may come together to form the student body at C-rated McLoughlin Middle School. South Medford High School earns a B-plus and allows students to get a head start on earning college credit through Advanced Placement classes and dual credit courses. Students who are trade-oriented have a selection of career and technical education programs at their disposal—manufacturing and welding, banking, construction technology and military science, to name a few—as well as a state-of-the-art culinary arts center.
