Farmland and fruit orchards become southwest subdivisions
Land that once was ripe with fruit trees and farms has made way for a collection of recently developed subdivisions in Southwest Medford. “That whole area used to be farmland and pear orchards,” says Chelle Fowler, a broker with Keller Williams of Southern Oregon. “Now, they are selling the big farmhouses, taking [them] down and building subdivisions. There’s a lot of new construction coming about and expansive growth.” Along with recently built contemporary traditional homes, the neighborhood offers easy access to local dining, plenty of grocers, golf and downtown Medford.

One-level contemporary traditional builds in Southwest Medford
Most homes in Southwest Medford are comprised of recent constructions, built sometime throughout the 1990s or 2000s. New ranch-style builds sit next to contemporary traditional bungalows—many with modern Craftsman touches—on well-kept lawns in front of wide sidewalks. Homes with three bedrooms built around the turn of the century usually cost between $370,000 and $430,000. Older homes—constructed as early as the 1940s through the 1980s—also feature ranch-style or bungalow layouts and sell for between $315,000 and $350,000.

Grocery options and Mexican cuisine on Stewart Avenue
Whether it’s time to restock on groceries or dine out, residents head to Stewart Avenue, for neighborhood favorites like El Molcajete Mexican Grill, which serves specials like pork carnitas, machaca and flautas in a cheerful interior. Colorful murals and bright paintings on booths depict flowers and scenes of Mexico. Further east on Stewart Avenue, the Real Deal Café provides breakfast scrambles and omelets made from local, farm-fresh eggs. Buttermilk pancakes and waffles, croissant breakfast sandwiches and breakfast burgers are other popular orders, served with French press coffee or orange juice.
Next door, Cartwright’s Market sells fresh, organic foods and specialty meats in a 64-foot case. Surrounded by farmland, residents of Southwest Medford are near local butchers like Cherry Street Meats and Bert’s Custom Butchering. Stewart Avenue eventually leads to Fred Meyer, which is in between a Walmart Supercenter and a WinCo Foods. Behind Walmart, Harry and David—one of the area’s largest corporations—is known for gourmet popcorn, wine, truffles and other gift basket essentials.

Opportunities for outdoor recreation abound in the northeast corner of the neighborhood. Fichtner-Mainwaring Park spans over 31 acres, including four lighted tennis courts, four sand volleyball courts, four full-sized soccer fields, two basketball courts and a slackline for balance practice. The park is also the center of action during the annual Medford Cruise.
Just next door, the Stewart Meadows Golf Course boasts nine holes, arranged on 62 acres of land with four large ponds and a winding creek.

Every summer, around Father’s Day, car enthusiasts gather in Fichtner-Mainwaring Park for the Saturday Show n’ Shine portion of the Medford Cruise classic car show. People admire classic models in mint condition while judges evaluate the participating vehicles. “It’s popular,” Fowler says. “Young people come from California and Washington to go to that show.” After the park display, car owners cruise along the streets of Downtown Medford, a tradition that started in 1986.
Dual credit and technical education at South Medford High
Students in Southwest Medford may start kindergarten at either Jefferson Elementary School, which earns a C from Niche, or at Griffin Creek Elementary School, which earns a B-minus. They may then move on to C-rated McLoughlin Middle School before potentially enrolling at South Medford High School, which earns a B-plus. The high school offers dual enrollment classes with Southern Oregon University or Rogue Community College. Faculty at South Medford also lead career and technical education programs in manufacturing and welding, construction technology, banking and military science, among other fields.

Stewart Avenue offers shopping, dining and connection
Stewart Avenue is to the north of the neighborhood, a major commercial thoroughfare within the area. Restaurants like El Molcajete Mexican Grill and the Real Deal Café line the avenue, which eventually leads to several grocery stores and local retailers like Harry and David Country Village. It also passes the Fichtner-Mainwaring Park and the Stewart Meadows Golf Course before it connects with major thoroughfares Barnett Road and state Route 99, which cuts through the center of Downtown Medford, leading to the communities of Phoenix, Talent and Ashland in the south. It’s also an offshoot of Interstate 5, which drivers can use for longer-distance travel. Several Rogue Valley Transportation District bus lines run throughout the neighborhood as well.

Increased risk of wildfire
The farmland and green space that surrounds the neighborhood, paired with the region's hot summers and arid climate, increase the risk of potential wildfire and decreased air quality. Medford provides evacuation checklists and travel routes, among other resources, to residents of the city.
