Residential suburb in western Medford

Two miles west of downtown Medford is West Main, a residential suburb on the edge of the Rogue Valley’s farmlands. Most residents here live in single-family homes, while the rest reside in manufactured dwellings and townhouses. Single-family homes in the northern half of the neighborhood line the streets of newer subdivisions developed in the 21st century, and midcentury homes built between the 1950s and 1990s dominate its southern half. At the center of West Main is a shopping center with several chain eateries and grocery stores, and 4 miles west is Jacksonville, a historic town with 19th-century brick facades at the base of the mountains. Students in West Main are served by the Medford School District 549C, which receives an overall B-plus rating from Niche.

Modern subdivisions with homes between $350,000 and $500,000

In modern subdivisions off North Ross Lane, residents can find planned residential communities where single-family homes share similar contemporary Craftsman architecture with paved driveways and attached garages. Sidewalks and well-maintained front lawns line the quiet streets of these subdivisions, where homes typically range from $350,000 to $500,000. West Main includes three manufactured home communities: Myra Lynne Mobile Home Park, Meadow View Estates and Weldon Mobile Home Park. Properties in these communities cost between $90,000 and $150,000. Oak Grove Estates is a townhouse subdivision where properties sell between $350,000 and $380,000. The rest of the neighborhood is peppered with midcentury single-family bungalows and Craftsman-style homes ranging from $300,000 to approximately $450,000. Nearly all single-family homes in West Main have two or three bedrooms: “Larger four-bedroom homes are a rarity, but they do exist,” says Taylor Lore, a local broker with Coldwell Banker Pro West Real Estate.

Grocery shopping at Jackson Creek Center

At Jackson Creek Center, people can buy weekly groceries from Albertsons supermarket, browse literature at Village Books or pick up a sweet pastry from Puck’s Donuts. Across the street is Rosario’s Italian Restaurant, where patrons order wood-fired pizza and tiramisu. For breakfast, locals can stop by Dolly Varden’s Café, a casual diner open until 2 p.m. every day of the week. Lore also recommends heading outside the neighborhood to grab a burger from Jaspers Café: “They offer this awesome selection of different meats like camel, kangaroo, wild boar and bison,” he says. At Bi-Mart, locals can shop for household items and basic groceries at discounted prices.

Students zoned for Medford School District 549C

Kindergarten through fifth grade students can attend Oak Grove Elementary, which earns a C Niche score. Oakdale Middle School is a new state-of-the-art institution that opened in the fall of 2023. Since it’s so new, it has no Niche score. Older students may attend South Medford High School, a B-plus-rated institution where students can enroll in Advanced Placement programs and honors courses.

Rogue X is a state-of-the-art recreation center

Lewis Park is an 8-acre outdoor space with a playground complex, splash pad and a paved walking path looping around the park’s perimeter. Sports enthusiasts can head to Lewis Park for a basketball game at one of two courts or a soccer match on the park’s large grassy field. Just north of the neighborhood is the brand-new Rogue X, a massive multi-use recreation facility with two indoor pools, an outdoor splash pad and an event center. Adjacent to the facility is Howard Memorial Sports Park, a 54-acre open area currently under development as of late 2024; when complete, the park is set to have several athletic fields and a playground.

Summer concerts in nearby Jacksonville

For city events and entertainment, residents often head into downtown Medford, only 2 miles east of the neighborhood. People can enjoy stand-up comedy acts at Jefferson Spirts or catch a play at the Spanish colonial-style Craterian Theater. “Jacksonville also has some awesome events, most notably the Britt Music Festival, a season of performances from legendary musicians at the Britt Outdoor Amphitheater,” Lore says. “Also of note in Jacksonville is their Christmas parade of lights, a wonderful event for families.” People don Victorian costumes, sip complimentary hot cider and pop in and out of cozy cafes during the holiday event.

Bus services operated by Rogue Valley Transportation District

Although an abundance of sidewalks makes West Main a moderately walkable neighborhood, most residents still rely on cars as their primary method of transportation. The Rogue Valley Transportation District also operates bus services throughout the city, and residents can find several stops along North Ross Lane and West Main Street. The Providence Medford Medical Center is just under 3 miles away and offers 24-hour emergency services. To catch a flight, residents make the 4-mile drive to the Rogue Valley International Medford Airport, where travelers can find over a dozen nonstop domestic flights and a handful of international flights to Canada and Mexico.
