Two miles west of downtown Melbourne, suburban Magnolia Park offers lower-priced single-family homes near parks, schools and local businesses. "It is much more affordable to live in this area compared to major cities like Orlando, Miami and Tampa," says Alisabet Valdes, a Realtor with Arium Real Estate, LLC, who has over a year of experience. "You have local events and beautiful parks, and you can enjoy the beach anytime." The area's packed with shopping and dining, and there's convenient access to thoroughfares and bus stops. "It is a very ideal location," Valdes says. "It's like a happy meal — you get the peace and quiet, and you get the beach."

Ranch-style homes priced lower than Orlando

Magnolia Park's ranch-style homes are generally from the mid 20th century through today, shaded in coastal colors with attached garages or carports. Older homes have features like horizontal siding, full-width porches and board-and-batten shutters, while newer homes have stucco facades, covered entryways and clean, symmetrical lines. Most houses are under 2,000 square feet; their lawns are dotted with mature trees, flowering bushes and traditional mailboxes. Prices range from $200,000 to $500,000, depending on a home's size, features and renovation needs. The median price here is $290,000, compared to $400,000 in Orlando.

Sports, recreation and the beach

For a round of golf, Crane Creek Reserve features a public, 18-hole course lined with palm trees. Two miles away, Wells Park offers picnic tables, walking paths and a catch-and-release fishing pond stocked with tilapia and bluegill. "You can take your kids, have a good time and walk downtown to enjoy the restaurants and boutiques," Valdes says. There's also the Melbourne Library and the Melbourne Auditorium, which hosts concerts throughout the year. For a beach trip, Melbourne Beach is 6 miles away. "It's a beautiful beach," Valdes says. "It's not crowded; it's very peaceful and enjoyable." Beachgoers can hunt for seashells along the shore's white sands while surfers ride the beach's clear, blue waves. Nearby, James H. Nance Park offers a covered playground and shaded picnic areas to cool off from the sun. "The city takes care of its parks," Valdes says.

Local high schools receive high marks from Niche

Magnolia Park is part of Brevard Public Schools, rated B-plus overall by Niche. Local kids may start at University Park Elementary and Stone Magnet Middle—both rated C-plus by Niche. At the A-minus-rated Melbourne Senior High, teens may take dual-enrollment courses for college credit at Eastern Florida State College. Private options in the area include Florida Preparatory Academy for sixth through 12th grades and Melbourne Central Catholic High — both rated A-plus.

Family fun and festivities downtown

"There are a lot of activities and festivals downtown," Valdes says. In November, the Downtown Melbourne Food & Wine Festival brings the community together with local art, live entertainment, wine tastings and food from area vendors. "People with costumes are walking around — it's a great opportunity to have a good time with family and friends," Valdes says. During the holidays, downtown transforms with Christmas lights, photos with Santa and a lively tree lighting ceremony.

Getting around from Magnolia Park

"You're right there by a major road," Valdes says. U.S. Route 192 runs along Magnolia Park, connecting it to downtown just 2 miles east. Five miles away, Interstate 95 offers access to Orlando, 70 miles northwest. The area is considered walkable and bikeable, though there are no dedicated bike lanes. Space Coast Area Transit buses serve the area. Melbourne Orlando International Airport is a mile away, and Orlando Health Melbourne Hospital is 5 miles away.

Shopping and dining in every direction

Along West New Haven Avenue, residents can start their day with a smoothie, coffee or boba from Smoothie Paradise Cafe. "It's a very ideal location," Valdes says. "There are restaurants all along that avenue." Rain-Bo Island is a fast-casual spot with sushi and poke bowls, and Jao Thai Kitchen serves up favorites like chicken teriyaki and ginger curry. For groceries, there are cold cuts and fresh breads at Cerrato's Italian Market and Deli, and Aldi is less than a mile away with all the pantry essentials. Nearby, Melbourne Square, a shopping mall, features over 100 stores and restaurants, including department stores like Macy's, Dillard's and Dick's Sporting Goods. There are also several other retail plazas around the neighborhood, and downtown is 2 miles away with dozens of locally owned shops and eateries. For a downtown drink, Meg O'Malley's is a popular pub and restaurant with live music and Guinness on tap.

Environmental concerns and risk of flooding

In 2024, Hurricanes Helene and Milton passed through the Melbourne area, impacting local businesses and beaches. Most of the neighborhood isn't considered a flood zone, but homes along Crane Creek are more vulnerable. Homebuyers may check with their insurance agent for more information.
