"It's very private and walkable, with definitely a more secluded feel and a lot of mature trees," says Christy Shiers, a South End resident and Sales Associate at Windermere Real Estate. "It’s very close to Seattle and Bellevue. Everything you would want is close by, but you’re not living in the middle of a high-traffic area." In addition to its scenery, this predominantly residential neighborhood also has a string of walking trails, a top-performing public school district and easy access to the island’s commercial center in the north. Finally, the neighborhood scores a 1 out of 10 on the CAP Crime Index, which is significantly lower than the national average.

Contemporary and traditional homes along Lake Washington
Many of the neighborhood homes are single detached properties that were designed by local modern architect Ralph Anderson in the early sixties and late seventies. While the most popular styles are in Northwestern contemporary, Craftsman and traditional styles can also be found. Inland homes with three to four bedrooms can fetch between $2 million and $4 million, while homes along Lake Washington are between $5 million and $8 million. Some outliers can go for as much as $13 million. Properties typically spend 17 days on the market before selling. "Almost all the homes have been redone in some way or another. You can find everything from modern to Cape Cod there. Inventory is very low, and there is demand, so it’s a pretty strong seller’s market. We’re interested to see how things go in the spring and if it is strong as we’re predicting," Shiers says.

Mercer Island public schools
The Mercer Island School District is ranked among the top five best school districts in the state, according to Niche. Lakeridge Elementary School and Islander Middle School both hold A-ratings. Mercer Island High School is rated A-plus and has a diverse academic catalog with classes in culinary arts, horticulture and yoga.

Lakeside recreation and walking trails
With Lake Washington surrounding Mercer Island on all sides, lakeside recreation is always in action. Hiking is also a popular outdoor activity on the island, with several trails encouraging leisurely strolls. Along the Fleury Trail is a steep staircase that descends into a woodsy expanse. There is also the lookout point along the walking trail where onlookers can see if “the mountain is out,” meaning whether Mount Rainier makes a clear cameo among its usual cloudy canopy. The Mercer Island Club has tennis courts that members can use once becoming a part of the Mercer Island Beach Club. Just outside the neighborhood, on the northeast edge of the island, there is Clarke Beach Park. This nine-acre park includes areas for swimming, fishing and picnics.
Island Point residents can walk the Fleury Trail that cuts through the neighborhood with amazing wooded areas.

Within easy reach of Mercer Island's commercial district
While Island Point has no shops or restaurants of its own, there are several places clustered along Mercer Island’s northern end, making them easy to reach by car. For instance, Mioposto Pizzeria carries a wide selection of open-flame pizzas. Pogocha serves familiar American favorites with Croatian twists, most notably with its specialty flatbread that shares a name with the restaurant. Along with salads and brunch options, Just Poke provides nourishing food bowls. The closest spots for grocery runs are QFC, which has a south-end location within walking distance of Island Point and Metropolitan Market. Local businesses include the family-run Island Books, which supplies all kinds of titles and hosts in-store events.

Public transportation is available through the buses that move along Island Crest Way.
