An idyllic midcentury planned community on Mercer Island

Located on Mercer Island's South End, Mercer Island Estates is a planned community that dates back to the 1960s and 70s. With flat, walkable streets and lots of cul-de-sacs, it’s also the largest neighborhood on this part of the island. Elegant homes, plentiful trails, highly rated schools and a small commercial plaza come together to form a robust lifestyle. "People really like it because it's comfortable, walkable and it tends to be on the more affordable side," says Charlie Sirianni, a Mercer Island resident and Managing Broker for Windermere Real Estate- Mercer Island. "It’s a little bit of a small town within a big city, and you have this bubble sort of feel, but you're also right between Seattle and Bellevue, so you still have that city access."

Midcentury homes arranged on cul-de-sacs

Single-story rambler homes are found along the same wide streets as midcentury moderns, with a few split-levels and tri-levels in the mix. Some are also clustered on cul-de-sacs. Prices range from $1.7 million to $2.8 million, with a few outliers reaching over $3 million. The turnaround period is quick, with properties staying on the market for about five days on average. The neighborhood has a significantly low CAP Index Crime Score of 1, compared to the national average of 4.

Mercer Island schools are renowned

Lakeridge Elementary School and Islander Middle School receive A-grades from Niche. Mercer Island High School, which earns an A-plus, is home to the Mercer Island High School Marching Band, which performed in the 2023 Macy’s Thanksgiving Day Parade.

Forested parks, athletic facilities and horseback riding

Resplendent with deciduous and conifer trees, Pioneer Park contains 113 unspoiled acres of forest and has trails for both pedestrians and equestrians. South Mercer Playfields and Island Crest Park both have several areas to play sports, including batting cages and tennis courts. Deane’s Children's Park, lovingly known as “Dragon Park” for its dragon-shaped sculpture that doubles as a play structure. Dogs can run around unleashed at Wildwood Park and bikers can take on the Mercer Island Loop, which curves around the entirety of the island. At the Mercer Island Country Club, members can enjoy a pool, weight room and tennis courts. Members of the Mercer Island Saddle Club learn to ride horses and build their equestrian skills.

International dining and nearby grocery shopping

The neighborhood's own little commercial plaza has a slew of local restaurants and grocery stores. Riviera Maya includes a large selection of Mexican entrees and colossal margaritas. Toshi’s Teriyaki is so popular in the Seattle area that it’s often just known as “Seattle teriyaki.” Groceries can be bought at QFC, a local supermarket chain. From June to September, the Mercer Island Farmers Market provides organic produce, artisans and live music. Since Mercer Island Estates is located on the predominantly residential South End, even more dining options are available further up north.

Nearby indoor and outdoor events around Mercer Island

While located on the far south side of the island, residents can still participate in the local events. The Mercer Island Parks and Recreation Department organizes tons of seasonal celebrations, and the Mercer Island Community and Event Center hosts activities like maker's markets, workshops and Family Movie Nights.

Interstate 90, public buses and air travel

Interstate 90 allows drivers to travel 10 miles to Seattle and 7 miles to Bellevue. King County Metro and Sound Transit both provide buses, many of which make stops along Island Crest Way. Seattle-Tacoma International Airport is 21 miles away.

Siren noise and air quality risk

With a Mercer Island Fire Station in the middle of the neighborhood, siren noise may be heard periodically. First Street data suggests that the South End – this includes Mercer Island Estates – is at severe risk for poor air quality and moderate risks for both heat and wildfires.
