Lake community teeming with activities

Those moving to this suburban development in the East Valley can anticipate finding an engaging community where just a few of the available leisure activities include line dancing and a yo-yo club. During the holiday season, the community has its own take on the neighborhood light shows and parades widely common across the country. Dobson Ranch, a planned development of nearly 5,000 homes, forms the core of this Mesa-based community located less than 20 miles southeast of Phoenix. Like many developments like it, the community offers a myriad of activities and recreational amenities to bolster the residential comfort. Seven man-made lakes snake through Dobson Ranch, making it the largest lake community in Mesa. “I would say the golf course, the lakes, the amenities and the close proximity to the freeways, jobs and shopping are among the draws to Dobson,” says Tyler Whitmore, associate broker at Affinity Home Assets, who has made a few sales in the Dobson area. “If you’re commuting, it saves you a lot of time, compared to most of the Southeast Valley. It’s one of the best, centrally located master-planned communities in the Southeast Valley if you’re commuting to Phoenix or Scottsdale.” Dobson Ranch starts right off the corner of U.S. Highway 60 and Arizona State Route 101, the former of which makes up part of the fast-travel route to Phoenix. The Dobson area is also located about 6 miles south of Arizona State University’s Tempe campus.

Ranch-style houses, condos and townhouses with Spanish touches

Dobson Ranch has a homeowners association. The development, which was the first planned community in Mesa, was mostly built out during the 1970s and 1980s and is made up of a number of smaller subdivision neighborhoods. The neighborhoods feature easily walkable blocks of closely placed homes, with ranch-style houses being among the common builds for single-family homes. There are also some split-levels, as well as two-story houses with some ranch-style touches. A number of homes also feature Spanish Revival touches like tiled roofs, and some have the half-timber framing typically seen on Tudor style homes. Trees like palms and pines occasionally tower over the homes and many lots feature grassy front yards — another distinct feature as lots in this desert region often don’t have grass. Price points for many single- and one-and-half-story run between the upper $400,000s and $600,000, with some even reaching the $1 million mark if they’re located right along the lakes or near the golf course. About a third of the homes in Dobson Ranch are also townhouses or condominiums, as seen in neighborhoods like Lake Park Village. Two- and three-bedroom townhouses can run between $300,000 and $400,000, while many two-bedroom condos can run in the upper $200,000s.

Community fun at Dobson Ranch Park

The network of lakes here are more than just a community aesthetic. In addition to waterside walking paths that allow for daily pleasant strolls, residents who have obtained permits can take boats out to the water or do some catch and release fishing — although they can’t travel between the lakes as they’re merely separated by roadways. Several green spaces with sports amenities are sprinkled across this community, with one of the main ones being Dobson Ranch Park. Located right between the water and South Dobson Road, this park is a primary destination for parents and children due to its sizable 10,000-square-foot playground. A 50-foot double zip line and toddler expression swings are just a few of the fixtures there. Just north, players can play some rounds or practice their swings at the Dobson Ranch Golf Course, which has an 18-hole course and driving range. The facility offers a junior youth golf program. Dobson Ranch also has three recreation centers — the Los Altos, La Casita and Saratoga — each of which have pool facilities.

Dobson High’s award winning CTE program

Public schools serving the Dobson area include Crismon Elementary School, Rhodes Junior High School and Dobson High School, all of which received grades of B-minus or higher from ratings site Niche. Crismon Elementary offers a number of clubs and activities, including yearbook and a running club. Dobson High boasts award winning career technical education and fine arts programs, as well as an Elite Student Academy.

Events

One of the community’s unique events is the Holiday Lighted Boat Parade. The holiday season festivity takes place on one of the lakes and features boats decorated in colorful Christmas lights. Dobson Ranch also has many volunteer led clubs. One of them, a yo-yo club, often puts on small community shows featuring its youth members showing off a variety of tricks with the toys.

Access to Valley Metro

Several Valley Metro bus stops are located in the Dobson area. The Phoenix Sky Harbor International Airport is located about 12 miles northwest of the community. Nearby health care facilities include the Banner Desert Medical Center.

Fill up on seafood boils at Angry Crab Shack

There are several shopping and dining sections in the Dobson Ranch area. Two are on West Baseline Road’s intersections with South Dobson and South Alma School roads, while the other two are on West Guadalupe Road’s crossings with South Dobson and South Alma. Macayo’s Mexican Food, located right along the lakefront, is popular for its traditional fare and margaritas. The Angry Crab Shack serves up classic seafood boil with Asian and Cajun inspired flavors. As its name suggests, the Cornish Pasty Co. offers many different twists on the traditional British pastry. Other local favorites include the Z-Cafe for a variety of sandwiches and hearty breakfasts and pizza places like Nello’s Pizza Mesa. For grocery shopping, there’s a Safeway in the area off the corner of West Guadalupe and South Alma School. Those looking to make some international meals, will find a variety of ingredients at Baiz Fresh Foods near South Dobson and West Baseline.
