Talia is a growing master-planned community on the edge of Mesquite, with a quick highway connection to the rest of the Dallas-Fort Worth Metroplex. The neighborhood draws buyers looking for new homes and access to trails. Restaurants and retail are in the nearby towns of Forney and Crandall.

Properties here are new construction from multiple builders, including David Weekley Homes and Drees Custom Homes. You'll find townhouses and single-family homes, many in a New Traditional style that blends Craftsman and contemporary touches.

"Drees Custom Homes offers both single-level and two-story floor plans at Talia," says Marcus Cummings, sales manager at Drees Custom Homes. "Homebuyers can choose from five customizable floor plans, all with the garage located in the back for optimal curb appeal."

Talia home prices and how the market moves

Townhouses have generally sold in the low $200,000s to mid-$300,000s. Single-family homes have ranged from the high $200,000s into the $500,000s, topping out in the low $600,000s. Overall, the median sale price lands in the low $400,000s.

As a new community still filling in, homes here tend to take longer to sell than the national average. Buyers should factor in an HOA fee, which goes toward community amenities and upkeep.

Forney ISD schools earn solid ratings and offer AP courses

Talia is served by Forney Independent School District, which earns a B on Niche. Forney High School, about 10 minutes away, earns a B-plus. The school offers Advanced Placement and dual-credit courses, as well as career and technical education pathways.

Driving is the norm, with Dallas within easy reach

Commuting and errands usually mean hopping in the car. Mesquite's city center is about 10 to 15 miles away, or close to 20 minutes by car. Downtown Dallas sits within 25 miles and takes roughly 25 minutes depending on traffic. Interstate 20 runs nearby, providing a direct route into the city and the rest of the Metroplex.

On-site trails and a community lake, plus parks a short drive away

“The amenities at Talia are a huge draw,” Cummings says. “Residents will enjoy 30-plus miles of trails, a picturesque community lake, hammock grove and yoga lawn, in addition to a resort-style pool, amenity center, fitness center and more.”

There's also plenty to explore outside the community, such as:

  • Webb Park, offering a covered playground, pavilion and open space in nearby Crandall
  • Rusted Rail Golf Club, pairing a public golf course with a restaurant and event venue
  • Forney Community Park, rounding out the mix with ballfields, walking trails and a seasonal splash pad

Where residents shop for groceries and go out to eat

For everyday shopping, Brookshire Brothers is in Crandall, about 10 minutes (about 6 miles) away. Forney has a wider range of stores along U.S. Route 80, about 15 minutes (under 10 miles) away. Some familiar stores are:

  • Tom Thumb, a full grocery store with a pharmacy and Starbucks
  • H-E-B, a large grocery store with an in-store barbecue restaurant
  • Kroger Marketplace, a big store pairing groceries with home goods and apparel
  • Walmart Supercenter, a one-stop shop for groceries, pharmacy and general merchandise
When it's time to eat, those same two towns have you covered. A few places to try:
  • Nina's Brunch, a family-owned breakfast and lunch spot
  • Tokyo Harbor, a local Japanese steakhouse with a sushi bar
  • Rodriguez Mexican Grill, a casual Tex-Mex restaurant
