This neighborhood’s blend of tranquility and location helps put it in high demand. “Anything that’s closer to downtown is booming right now in Miami,” says local Realtor Ileana Rodriguez of RE/MAX Advance Realty II. “That is kind of closer to downtown. It has good schools.”

A neighborhood in the Coral Gables web
Coral Way is adjacent to the more well-known city of Coral Gables. George Merrick, the real estate developer who laid out Coral Gables, also established the thoroughfare of Coral Way, or State Road 972, in the 1920s. Much of the housing in the Coral Way neighborhood dates back to the same period, largely built from the early to mid-20th century. “Mostly between 1920 to 1960. That is the majority of the houses,” says Rodriguez, who has been in real estate for some 40 years. “There are some new ones, but not that many.” Many of Coral Way’s homes were built in the region’s familiar Mediterranean style, with terracotta roofs. Contemporary is the most common style among the modern homes here. Assorted condos and townhomes supplement the traditional single-family homes in Coral Way, and a lot of those were built after the turn of the 21st century. Condos in Coral Way can sell for prices from the $200,000s to the $500,000s, townhomes can sell from around $500,000 to almost $2 million, and single-family houses come with price tags from the $400,000s to just over $2 million.

Neighborhood nerve center is easy to find
The titular thoroughfare is a hub for activity. Coral Way is lined with restaurants, markets and shops. “There are a lot of outdoor restaurants,” Rodriguez says. “That area is booming.” The restaurants here represent an assortment of cultures, too. Majestic Portuguese Bakehouse is a hotspot for a quick bite, particularly the pastel de nata, a custard tart. Or locals can sit down for a meal at Xixón Spanish Restaurant, which has a menu filled with everything from chorizo sandwiches to suckling pig to stone-grilled rib-eye steak. Both Majestic and Xixón offer outdoor seating. Locals can also pick up fixings for a home-cooked meal at places like Meat N' Bone, a butcher shop known in part for its steaks, or Chèvre Miami, a cheese shop. There’s a Winn-Dixie supermarket along Coral Way as well.

Events galore, in and around the neighborhood
Part of what makes Coral Way an advantageous location is the plethora of community events nearby. “We have so many events,” Rodriguez says. “There’s always something happening.” The neighborhood's Bryan Park hosts movie nights, for instance. Shenandoah Park, slightly to the south, is home to an annual Christmas tree lighting and a community potluck in early December. The Shenandoah Branch Library, situated by Shenandoah Park, has its own calendar of recurring events, including weekly art classes and monthly gardening workshops.

Schools come close by
The area’s Miami-Dade County Public Schools system, which has a B-plus rating on Niche, covers Coral Way and allows students and their families the flexibility of applying to the schools of their choice. Multiple campuses in the neighborhood are within walking distance. Kids can start at the C-plus-rated Shenandoah Elementary, which offers an afterschool program through the YMCA of South Florida. Students may then move on to the B-minus-rated Shenandoah Middle, where they can enter a museums magnet program that uses local museums to create immersive learning experiences. The B-rated Coral Way K-8 Center is an option as well, a school with a full dual-language English and Spanish program. Then students may advance to the B-plus-rated Miami Senior High, which has magnet programs in teaching and legal and public affairs.

There are several stops on Miami-Dade County’s Metrobus system around Coral Way. The Metrobus network includes almost 100 different routes. Coral Way residents are also close to the Vizcaya Metrorail Station, which can take riders up to Downtown Miami in about 15 minutes. Also, drivers in Coral Way can reach Interstate 95 quickly, to get downtown in a trip of just about 4 miles.
