A growing community on Biscayne Bay
Just north of the Arts and Entertainment District, the small coastal community of Edgewood offers all the charm of an artsy residential neighborhood with downtown energy. But before the turn of the 21st century, this storied area along the Florida East Coast Railway had lost much of its original appeal as older buildings deteriorated and criminal activity increased. “Now it’s all very chic,” says Gina Robichaux, Realtor with Coldwell Banker and third-generation Miami resident. Robichaux notes how construction skyrocketed as the city recovered from the 2008 recession. Over the next decade, the name Edgewood would become synonymous with luxury condo development, and now the growing restaurant scene continues to add to the appeal. “It’s like our version of SoHo,” Robichaux says.
Vibrant murals cover the sides of convenience stores, restaurants and even some office buildings, giving residents a small taste of the creative culture found in neighboring Wynwood. Proximity to Downtown Miami and the Design District keeps high-end shoppers happy, while the homegrown retail landscape continues to expand with new grocers and boutiques. “Edgewood keeps you young,” says Penny Dias, Realtor with Simon Gray Realty and 20-year resident of South Florida. "Everything is newer here. There's a homey feeling of walking outside and having all these nice stores in front of you.” With its waterside views, luxury condos and up-and-coming vibe, Edgewater is set to become one of Miami’s premier neighborhoods on the shores of Biscayne Bay.

Edgewater’s international dining scene
Sushi, vegan smoothies, authentic Peruvian fare — it’s all available in Edgewater’s dynamic culinary scene. Eclectic flavors shine at locally owned restaurant NOA, while Cuban sandwiches take center stage at the laid-back Enriqueta’s Sandwich Shop. Bayside condos often include upscale dining options; Amara at Paraiso stands out for its James Beard Award-winning chef, Michael Schwartz. Nightlife here is much quieter than downtown, but wine bars like Lagniappe attract patrons with live music. Some businesses even combine the retail and restaurant draw; Midtown Garden Center offers fresh juices and snacks from a food truck while also supplying locals with healthy houseplants and fresh-cut flowers.
In addition to a handful of small local markets, Edgewater residents have access to Publix Super Market and Trader Joe’s. The Shops at Midtown Miami is home to everything from Target to Men’s Warehouse, and the Design District is a short drive north. Even the downtown Bayside Marketplace and the Kaseya Center (home of the Miami Heat) are less than 3 miles away.

Luxury condos are the new norm in Edgewater
As Edgewater’s residential landscape continues to expand, more and more luxury condos are taking shape along the bayfront, including resort-style stunners like Biscayne Beach. “It’s really turned around with all the new buildings and preconstruction,” Dias says. “They can’t build them fast enough.” Studio or one-bedroom units can range from $500,000 to $900,000, while most two-bedroom options easily surpass the million-dollar mark. Three-bedroom condos typically offer anywhere from 1,500 to nearly 3,000 square feet and range from $1.5 million to more than $3 million. Prices are a bit cheaper for some of the inland complexes, which tend to be a little older, but the majority of units are located east of Biscayne Boulevard. There are only a handful of single-family homes left in the community, and the few that remain rarely hit the market. When they do, buyers can expect to shell out at least a million dollars.

Catch a bayside breeze at Margaret Pace Park
Margaret Pace Park sits right on the waterfront, hidden from view by some of Edgewater’s newest condominium complexes. The approximately 8-acre park is a destination for tennis, volleyball and basketball and offers unbeatable views of Biscayne Bay from its shaded playground and picnic areas. There’s even an outdoor gym setup and a small dog park with plenty of benches. For those craving a bit of sand and sun, Miami Beach is a short bike ride away across the Venetian Causeway.

Celebrate creativity at the weekly Wynwood Art Walk
With proximity to Downtown Miami and the Arts and Entertainment District, residents of Edgewater are just blocks away from attending some of the city’s most prominent events. Annual traditions include the Miami Book Fair and the Miami Film Festival, both held at Miami Dade College, as well as the Ultra Music Festival at Bayfront Park. Wynwood also hosts a handful of dynamic events in its growing arts district, including a Saturday evening Art Walk.

Commuters have access to Metrobus and I-95
Residents have easy access to Metrobus stops along Biscayne Boulevard and Northeast Second Avenue, which offer connections throughout Downtown and Midtown Miami — including Metrorail stations and the free downtown shuttle. It takes about an hour to reach the Miami International Airport via public transportation, but the 8-mile trip is much faster for drivers on the Airport Expressway. Commuters also have easy access to Interstate 95.

Booker T. Washington Senior High is a historic slice of Miami
Students on the north side of Edgewater can attend Eneida M. Hartner Elementary, which maintains a grade of B-minus on Niche. Phillis Wheatley Elementary, rated a C, accommodates kids on the neighborhood’s south side. Most students will move on to attend Jose De Diego Middle and Booker T. Washington Senior High, which score grades of C and B-minus on Niche, respectively. Founded in the 1920s, the high school is one of the oldest in the county and was the first in South Florida to educate Black students. Thanks to Miami-Dade County’s school choice program, students also have the option to attend several highly rated magnet programs, such as the New World School of the Arts and the Law Enforcement Officers’ Memorial High School.
