Convenience is the backbone of life in Flagami, a pedestrian- and renter-friendly neighborhood south of Miami International Airport. Surrounded by expressways, filled with restaurants and located within 10 miles of Downtown Miami, the neighborhood is appealing to commuters, foodies and those seeking proximity to Magic City hot spots. The area also draws investors and first-time homebuyers with its competitive pricing. Though the cost of living here is higher than the national average, Flagami's prices are lower than surrounding neighborhoods, such as Flagler, West Flagler and Granada.

A family-oriented community with condos and houses by the airport
Though near the airport, Flagami is not a hotbed of Airbnbs, says local Joel Freis, a Realtor with Real Broker. “It’s more family-oriented, multigenerational,” he says. “It’s a well-established neighborhood close to schools.” The median price in Flagami is $565,000, up 11% from last year. “Miami’s not cheap,” Freis says. “But Flagami’s affordable compared to Coral Gables and West Miami, but it’s more expensive than Liberty City.”
Low-rise condos, built between the 1960s and early 2000s, have units from the mid-$100,000s to the mid-$500,000s. They’re part of mandatory HOAs, unlike the neighborhood’s single-family properties, a colorful collection of older cottages and ranch-style houses. New construction starter homes are also available, but the stock is limited. Overall, houses range from the low-$400,000s to the high-$900,000s, and most sit on compact lots under a quarter-acre.
While driveways eat up most of front yards, residents here make the most of their lawns. Palmettos can be found growing in the smallest spots of green space, alongside Southern live oaks and magnolias, crepe myrtles and mango trees, bringing vibrant color to every block. “I loved it in Flagami,” says Gustavo Pacheco, a local Realtor with EXP Realty Living Premises. “I bought my first house there. The community is amazing. It’s close-knit. I knew all my neighbors. We were super tight. It’s been 2 years since I moved away, and I still talk to them.”

“I gotta shout out Karla Bakery; they make the best Cuban coffee in the area by far,” Pacheco says. Good Cuban food is easy to find around Flagami. El Palacio de los Jugos’s signature yellow and red stripes have drawn in soon-to-be regulars since 1977. The casual, patio spot serves homestyle Cuban fare and fresh fruit juices in the heart of the neighborhood. Latin Cafe 2000’s Le Juene outpost is another popular Cuban eatery, busiest during weekend brunches when the menu features items like croqueta benedict. For grocery runs, Presidente Supermarket, Publix and Walmart are nearby.
