Rising housing market in Fontainebleau
Most homes in Fontainebleau were built in the 1970s and '80s and can be found along narrowly spaced lots. Buyers can also find condo and townhouse communities in the area like Century Parc, which offers access to a clubhouse, pool and gym. Prices for condos and townhouses tend to range from $240,000 to $480,000. "Flagler Street is really convenient for shopping with all its stores and malls right next to the neighborhood, but my favorite thing about Fontainebleau is its great mix of Latin cultures," says Roxana Galindez, a Realtor with Real Estate Empire Group and former resident of the area. Galindez recommends visiting Off the Hook Churrascaria for authentic Brazilian flavors like picanha, a tender and flavorful cut of sirloin steak, paired with fruity drinks, cheese bread and fried plantain. Bandeja Paisa is another popular restaurant serving Columbian cuisine like "La Original," a platter loaded with bean consomme, chicharrones, chorizo, avocado, and an arepa with hogao. For more shopping and dining options, Miami's largest malls, like Mall of The Americas, Dolphin Mall and Miami International Mall, are all located within a few miles of Fontainebleau. Stirrup Elementary is close enough to walk to and receives a B-plus rating from Niche. Located right next door, Ruben Dario Middle earns a C-plus from Niche. Miami Coral Park Senior High is about a mile south of Fontainebleau and earns a B rating. Fontainebleau is also a short drive from Southern Florida's biggest outdoor attractions, like the white sands of Miami Beach and Key Biscayne or the Everglades, which are just ten miles west along Tamiami Trail. Just 11 miles west of downtown, Fontainebleau is still well connected to the rest of the city. Public transportation is readily available, with local bus routes circulating through all the neighborhood's main thoroughfares and bike lanes located on Tamiami Trail. Thanks to the Dolphin Expressway, also called FL-836, a trip downtown takes as little as 20 minutes. Galindez advises to plan around rush hour, however, noting that traffic can make the commute take up to 40 minutes. Miami International Airport is also just eight miles away for those traveling outside the city, and the closest hospital, Keralty Hospital, is just 3 miles southeast, off of Coral Way.
