Custom builds from the 80s with multiple stories range from $800,000 to over $1 million, though these properties are rare. Garages are also rare, but small driveways and street parking are found along planned blocks lined with palm trees and Strangler figs. “There are a lot of small families here,” says Miami Realtor, William Morales. “There’s familial stability. Grapeland Heights students attend the Miami-Dade County School District, earning a B-plus on Niche. At Kensington Park Elementary, a C-plus on Niche, students can partake in bilingual studies as well as an ESOL Competency-Based Curriculum. Citrus Grove Middle requires mandatory uniforms. After-school clubs range from kayaking to music. Miami Jackson Senior High requires uniforms as well. The school offers journalism and speech classes, and specialized academies in disciplines like sports media. Both secondary schools earn a C on Niche. The Miami-Dade Transit system extends into Grapeland Heights. Its Metrorail provides express weekday service and transportation to Miami International Airport two miles away. Residents should be mindful of both aircraft noise and that of the nearby highways. Dolphin Expressway, 836, is a toll road connecting to Route 9, NW 27th Avenue, where a variety of retail and dining options can be found. Though there are plenty of sidewalks, walkability is generally low. “Public transportation in Miami not the most reliable,” Morales explains. “Most people are car-dependent.”
Walking paths and ball parks
Settled along the Miami River, Grapeland Heights is home to both the Brisas del Rio Marina and the Miami River Point Marina. Docks, parking spots and launch points for sailboats and yachts are available. Ronald Reagan Park offers six acres of renovated green space with a walking path along the perimeter. Open fields, picnic tables, pavilions and grills accompany an outdoor fitness station and River Walk Path. The Grapeland Park Baseball Field is ideal for locals looking to throw a pitch or two on the weekend. And Fern Isle Park is located just across the Comfort Canal, featuring basketball courts, a playground, a baseball diamond and walking paths.Local street vendors with fresh produce
Though Grapeland Heights is within Miami’s city limits, one may need to travel to hubs like Wynwood or Fontainebleau for commercial dining and retail options. The Shops at Midtown Miami are located six miles north, offering a Target and Trader Joe’s. Five miles west, residents can find Costco, Sam’s Club and a Wal-Mart Super Center. Local markets, including Pardo and Edymar Supermarket, provide imported Latin American grocery items. Local street vendors sell fresh produce and amenities, too. Polaris Cafeteria is an authentic Salvadoran restaurant. And the Via Del Rio Restaurant, located in the Porto Bello Shopping Center, serves Mexican cuisine.Bordering Little Havana
Grapeland Heights borders Little Havana, Miami’s vibrant, Cuban heart featuring cafes with walk-up windows, a domino park and Latin nightclubs. The Calle Ocho Festival is an annual Little Havana fiesta featuring live music, Carnaval-themed costumes, international cuisine and folkloric dancing. The Grapeland Water Park is the only one of its kind in Miami, open during the summer for family-friendly swimming and “Dive-in Movies” on Friday nights. “There are always weekend festivals and local community events, too,” Morales says. “In Miami, there’s always something to do. But folks are now coming to Grapeland to make it more artsy and give it a trendier feel for a younger crowd. I think it’s great.”
