Kendale Lakes West was built out around convenience. Despite being predominantly residential, commercial areas for everyday shopping, family entertainment and dining out are never too far away, regardless of where you live in the area. Grab groceries from the Publix in the Shoppes at Lago Mar, or hit up the local Smoothie Spot for a fruity bowl or beverage. This health food café is a Floridian franchise that's been growing in popularity thanks to its delicious smoothie bowls, tropical juices, smoothies, breakfast options, protein frappes and more. Craving something stronger? Or maybe it's just past 5 o'clock. Either way, sidle over to local watering hole Strange Beast, self-described a "fire pit hospitality brewpub and pizzeria." Be sure to check this joint out on the weekend for live music.
A variety of home styles and types are available in the expansive community of Kendale Lakes West, most of which were built in the late 1980s, 1990s and beyond. You can find gorgeous gated communities with cul-de-sacs that wrap around lakes and sidewalks lined with palm trees and Spanish Revivals, just as you can find HOA-free pockets filled with eclectic ranch-style homes and the occasional split-level property. Market prices for single-family homes range from the low-$500,000s to around $1.3 million. You can land a four-bedroom, three-bathroom, 2,184-square foot, bi-level Spanish Revival on a lakefront lot for $775,000. Regarding multifamily housing, including town houses and condos, prices range from $200,000 for, say, a one-bedroom, one-bathroom, 689-square-foot condo to around $475,000 for a three-bedroom, two-and-a-half-bathroom town house.
Students in Kendale Lakes West can start their kindergarten through 12th grade journey at either Bowman Ashe/Doolin K-8 Academy, rated with a B on Niche, or at local charter school, Pinecrest Academy South, rated with a B-plus on Niche. Middle school options include Lamar Louise Curry Middle, also rated with a B-plus on Niche and home to the Academy of Hospitality and Tourism, which allows students to explore career paths in lodging, theme parks and event management alongside their regular curriculum while taking some fun field trips on the way. Rated with an A-minus on Niche, John A. Ferguson Senior High is home to several magnet academies, or small learning communities, each split into different focuses, referred to as "majors." For example, within the DASH Design and Arts Academy, students can major in architecture and construction, entertainment/digital video technology, visual arts & design, digital art imaging/photography, chorus, dance, music or theater.
As for green space, there are many parks in the Kendale Lakes West area, some of which residents can bike to using bike-friendly lanes. If you want to bring your four-legged friend along, Olympic Park is a great dog-friendly spot with a paved and tree-shaded walking path, basketball courts, a playground and luxuriant lawns. You could also jump in a pickup sand volleyball game at Lago Mar Park or grab your yoga mat and stretch out under the South Florida Sun while overlooking the shimmering lake at Kendall Green Park.
While you're almost as far west as Miami-Dade County goes, you're still just over an hour away from the white, sandy beaches of Miami. Kendale Lakes West has it all going on when it comes to suburbia, and if you're looking to get more bang for your buck in South Florida, this is a great place to find it.
