Living in La Gorce

Palm trees and manicured lawns frame homes in La Gorce, an exclusive community near the beautiful sands of Miami Beach. The area dates back to the early 20th century and is beginning to attract young families in addition to professionals working in the city. “Young families who grew up locally and went to work in New York are now moving back,” says Nancy Batchelor, a Realtor with Compass Florida LLC, who has lived in the neighborhood for more than 20 years. “What did they miss so much? The lifestyle.” Boating and golfing are community pastimes. The neighborhood sits on an island surrounded by Biscayne Bay to the west and the Indian Creek Waterway to the east. At the heart of the community is the La Gorce Country Club.  

Buying into an island lifestyle

The homes in La Gorce are exclusively single-family, and some are "the epitome of Hollywood glamor,” Batchelor says. The island showcases Spanish-inspired houses with tile roofs, wrought-iron gates and railings, backyard pools and boat docks. The area boasts legacy estates, such as the 1934 G. E. House of the Future, one of Miami Beach’s most notable art deco residences. There are also sleek contemporary homes with metal roofs, simple lines and wide, tall windows. Lots ready for new construction enter the market here, and building permits are included in the sale price. Generally, homes over 4,000 square feet range from $5 million to $35 million, depending on proximity to the oceanfront and private amenities. Smaller residences may cost between $1.5 million and $4.5 million. Properties in the community have a high risk of flooding during storm surges and hurricanes, which may impact insurance premiums.

Attending North Beach Elementary and Miami Beach Senior High

North Beach Elementary offers enrichment classes such as ballet, yoga and robotics. The elementary has an A-minus rating on Niche. Nautilus Middle provides several programs, including culinary arts and a music academy. At Miami Beach Senior High, eligible students can choose from dual enrollment programs at Florida International University, Miami-Dade College and the University of Florida. The public middle and high schools earn B-plus ratings. The private Casa Dei Bambini Montessori School is open to prekindergarten to sixth grade.

Fun at Fisher Park

On the island's southern end is Fisher Park, a forest-themed green space with play areas and a pine tree tower. The park memorializes Carl G. Fisher, the father of Miami Beach, with a monument that bears the inscription: “He carved a great city out of a jungle.” La Gorce Park, a smaller neighborhood space to the north, features a covered playground and picnic tables. At the center of the neighborhood is the La Gorce Country Club, which opened in 1927. The private, invitation-only golfing community showcases an 18-hole course that offers panoramic views of the city.

Shopping at Bal Harbour Shops and 41st Street

North of the neighborhood, the open-air Bal Harbour Shops features luxury brands, including Chanel, Rolex and Versace. The shopping destination ranks among the highest-grossing malls in the world. South of the neighborhood is 41st Street, a popular residential shopping area that caters to the conservative Jewish community. Café Avanti is an upscale, family-owned restaurant in the retail district. Across the Julia Tuttle Causeway awaits Wynwood — once a collection of warehouses, now one of the city's hippest art scenes, full of murals, galleries, eclectic restaurants and shops. Grocery store options, such as Kosher Price Market and Publix Super Market, are within 2 miles of most residences.

Getting in and out of La Gorce

The Mount Sinai Medical Center offers urgent care and emergency services 3 miles south. Although the island doesn't have public transportation, some residents travel by boat from private backyard docks. Commuters will likely travel along Alton Road to access North Beach or Julia Tuttle Causeway to reach the mainland. Residents can expect heavy traffic closer to downtown Miami, around 10 miles away.
