Lago Mar is a neighborhood in suburban West Kendall, an unincorporated, close-knit community in Miami-Dade County. Its sidewalk-lined streets and neighborhood parks invite residents to enjoy the South Florida sun, while proximity to Florida’s Turnpike and a major hospital make the area convenient for work commutes. “You’ll notice all the kids in the area, especially at the parks,” says Miami native Angel Ocasio-Rivas, Realtor with the Luis Andrew Group. “I go to [Lago Mar Park] to play basketball. A lot of people gather there on weekends. It’s very family-oriented.” Lago Mar consists of several subdivisions built by various developers, such as Lennar and Adrian Builders. Planned around convenience, the neighborhood is surrounded by shopping centers, minutes away from highly rated schools. Plus, it’s only about a 30-mile drive from Miami Beach.

Spanish Revivals built in the 1990s and early 2000s

Lago Mar’s HOA-managed subdivisions were primarily developed between the 1990s and early 2000s. Single-family properties make up most of the market, but townhouses are also available, typically costing from around $460,000 to a little over $540,000. The Spanish Revival style can be seen across all homes, with features like barrel roof tiles, stucco siding and entryway arches. Houses roughly cost between $550,000 and $1.1 million, depending on factors like square footage, condition and location. Homes sit close together on modest lots, most under a quarter-acre. Lakes around the neighborhood offer waterfront views, which often come with a special flood zone. Lago Mar has various flood zones throughout, so some homebuyers may need flood insurance for federally backed mortgages. Hurricane season ranges from early June to late November.

Local schools range from B to A-minus on Niche

Miami-Dade County Public Schools has an overall A-minus on Niche. The neighborhood is within a couple of attendance zones, including those of Dante B. Fascell Elementary (A-minus), Christina M. Eve Elementary (A-minus), Lamar Louise Curry Middle (B-plus) and Hammocks Middle (B). John A. Ferguson Senior High (A-) is home to several magnet academies, including the DASH Design and Arts Academy, offering majors as varied as architecture and construction, entertainment, dance and theater. Felix Valera Senior High (B) has magnet programs for veterinary science, artificial intelligence and global studies. Neighborhood parks feature playgrounds and sports areas

Lago Mar Park anchors the community with open green space, bordered by paved walking trails. It has basketball courts, a sand volleyball court, a playground and an outdoor fitness area. In 2025, the park received a $1.3-million renovation, creating a new parking lot with EV charging stations and expanding the fitness space. Sun Lake Park is another neighborhood hangout with a playground. More local recreational avenues are nearby, including the amenity-rich Westwind Lakes Park and baseball hub Hammocks Community Park.

Two main roads connect residents to daily essentials

Kendall Drive runs along the neighborhood’s south side, lined with shopping strips. Kendall Plaza has LA Fitness and Moon Thai and Japanese Restaurant, a regional chain with a popular sushi menu. Next to it, Kendall Park Plaza has Sedano’s and fast food. Other conveniences along the thoroughfare include BJ’s, Aldi, Walmart and The Home Depot. On the neighborhood’s north side, Sunset Drive connects locals to the Shoppes at Lago Mar, where they’ll find Publix and a few eateries, such as Casa Verde, a health-food favorite for breakfast and lunch.

Lago Mar offers easy access to Miami and the Turnpike

Metrobus stop benches sit on sidewalks along the neighborhood’s main roads, convenient for carless commutes. Lago Mar is about 20 miles from Miami International Airport. It’s closer to 25 miles from Downtown Miami. A ramp onto Florida’s Turnpike is within a 5-mile drive, and 24-hour emergency care is about a mile away at West Kendall Baptist Hospital.
