Multimillion-dollar homes along the Gables Waterway
While the Mediterranean influence is prevalent, homes here vary from single-story 1950s builds to split-level homes from the early 2000s to sprawling contemporary mansions. “There’s no cookie-cutter look to it. Every house is unique and different,” says Mimi Blanco, a resident of the Lower Riviera neighborhood for 27 years. “There’s also quite the variety of residents. … Here, you might find young couples starting out right next door to retirees.”Single-family houses range from $1 million to $5 million, but houses along the waterway can climb to $10 million or higher. Many of the homes feature amenities like in-ground pools and multi-car driveways and garages. Lawns are well maintained and feature local flora, including some protected mangroves. The condos in this neighborhood are primarily along Route 1/South Dixie Highway and range from $280,000-$400,000, with $500-$700 monthly HOA fees.
Historic and diverse George Washington Carver Elementary
George Washington Carver Elementary is rated A by Niche and serves children from Pre-K to fifth grade. The school dates back to the early 1900s and was at the time, one of the only schools for Black children. Students can then attend B-rated Ponce de Leon Middle School for Grades 6 through 8, then A-minus-rated Coral Gables Senior High. William H. Kerdyk & Family Park offers open spaces, as well as Wi-Fi and solar-powered charging benches. Jaycee Park is known for its tennis courts and pavilion, available for rent. Lower Riviera has both a Publix and a Whole Foods Market. Wild Fork Foods has a broad selection of meat and seafood options. Havana Harry’s serves breakfast, lunch and dinner and has been recommended by Michelin Guide as one of the best Cuban restaurants in Miami. For dining, many residents choose Miracle Mile, a stretch through downtown Coral Gables with dozens of culinary options. Judy Zeder, a real estate agent with The Jills Zeder Group at Coldwell Banker, says top chefs are opening places all over the city, about 75 percent of which “have come from around the country, very ethnically diverse.”“Chopped” champion Giorgio Rapicavoli owns Eating House on Giralda Avenue’s restaurant row. Zitz Sum is a 30-seat venue in a historic building that has gotten recognition from Michelin, the James Beard Foundation and The New York Times. The Shops at Merrick Park is an outdoor mall with Nordstrom and Neiman Marcus anchor stores. More budget-friendly shopping and dining can be found at The Shops at Sunset Place, another open-air option with Buffalo Wild Wings and Barnes & Noble.
Walk, take the train, or drive your boat
Due to its proximity to the University of Miami, the area is connected to Coral Gables and the rest of Miami via bus and rail. University Station is along the Green and Orange lines, the latter terminating at Miami International Airport. Boats harbored along the waterway can take the canal to the Entrada Channel. The area is convenient enough for simpler errands to be handled on foot.Downtown Miami is about 30 minutes away with heavy traffic. The nearest hospitals are Larkin Community Hospital South Miami, and Baptist Health South Miami, which also has a doctor’s hospital on the University of Miami’s campus.
Haven in a hurricane zone
While Coral Gables and Miami are prone to flooding and hurricanes, Lower Riviera is not in a FEMA flood zone. Some residents decide not to get flood insurance, but many houses are equipped with impact windows and doors. Traffic and noise intensify closer to the University of Miami and reach a high in spring and early fall. Violent crime here is low with a CAP index score around 2, lower than the national average of 4.
