The median sale price in Lower Riviera is $2.2 million – almost double the city’s. More than half of residents own their homes. Most condos have sold between mid $200,000s and the mid $500,000s, but rare listings in boutique condo buildings can sell for as much as $1.2 million. Most houses run from $1.4 million to almost $10 million, but every now and then, listings over $10 million will sell. These exceptional properties typically have a combination of the neighborhood’s most desirable attributes, including waterfrontage and private docks, large and corner lots, sprawling square footage, in-ground pools and multi-car garages. Waterfront homes and any properties touching a special flood zone must be covered by flood insurance for federal mortgage eligibility. Homebuyers will also want to ensure their new place is hurricane-ready by storm season, which runs from June to November.

Mediterranean Revival homes define Lower Riviera’s character
The City Beautiful is renowned for its historic Mediterranean Revival architecture, and Lower Riviera has plenty. This charming style gives houses a down-to-earth, yet elegant vibe, often featuring arched windows and entryways, terracotta barrel roof tiles and earthy stucco siding. Most Spanish Revivals here are midcentury homes, with builds ranging from cozy single-story ranch styles to two-story estate styles with airy verandas. Other architectural designs in the community include French Provincial, concentrated along Hardee Road, and contemporary, a sleek look seen across various remodels and new builds. Lower Riviera also has a number of condominiums along the north side. While units in these low- and mid-rise buildings are HOA-managed, most houses in the neighborhood are not. Still, homeowners must go through the city’s Board of Architects for any external property changes.
Carless connections to Downtown Miami and MIA
The University Metrorail station is just a street or two over from Lower Riviera. The Orange Line ends at Miami International Airport, about 7 miles north. Metrobus stops sit along Southwest 72nd Street and Ponce de Leon Boulevard. Most residents use cars to get around, and it’s about an 8-mile drive to Downtown Miami. Via U.S. Route 1, commutes can take around a half-hour during peak drive times. “There’s no good traffic in Miami,” says longtime local Fernanda Zomingnani, a Realtor with Compass Florida. “U.S. 1 is tough, but if you live in Lower Riviera, you can take a backstreet – Ponce de Leon Boulevard – and skip some of the traffic.”
Many residents of Lower Riviera easily commute the neighborhood by foot, bike or scooter.

Top-rated public schools serving Lower Riviera families
Coral Gables is served by Miami-Dade County Public Schools, a top-rated district that offers families school choice through lottery- or audition-based magnet programs. Open enrollment is available, given that the sought-after school has enough open seats. Out-of-district transfers are approved on a case-by-case basis. Lower Riviera students may attend top-rated schools, including the historic George Washington Carver Elementary School, which opened around 1900 as one of South Florida's first schools for black children, and Coral Gables Senior High School, offering dual enrollment with local colleges and universities.

Amenities and day-to-day conveniences in Lower Riviera
From backyard docks, boaters, kayakers and paddleboarders can take their watercraft down the Gables Waterway all the way to the Biscayne Bay. William H. Kerdyk & Family Park and Jaycee Park offer playgrounds, and the latter also has tennis and basketball courts. More scenic green spaces, such as the Fairchild Tropical Botanic Garden and the Kampong – one of the five gardens that make up the National Tropical Botanical Garden – are within a 5-mile drive. Most day-to-day errands can be run on the outskirts of the neighborhood, around U.S. Route 1. The commercial area has many convenient stops from grocery stores and fast-food joints to banks, gas stations and medical centers. Luxury retail at the Shops at Merrick Park is also close to home.
