Situated alongside Interstate 95, the North Shore Heights neighborhood of Miami is growing, says Realtor Paul Preston with United Realty Group Inc. “People from out of state are responding to lower home prices in the area, which are still good,” he says. In addition, The Northwest 7th Avenue business corridor, also known as “the 441,” has been named a community redevelopment district and is considered one of the most important job growth areas in Miami-Dade County.
Most homes in North Shore Heights are beautifully maintained ranch-style houses with fenced-in front yards, some paved as courtyards for multi-vehicle use and decorative security gates. Built in the 1950s, single-family homes here list for between $400,000 and $540,000, feature large, multi-pane windows that let in the natural light, and average three bedrooms and 1,400 square feet — a good size for families. Most households in the neighborhood, in fact, are composed of working families where both parents work, Preston says.
The schools that serve North Shore Heights include Benjamin Franklin K-8 Center, which opened a nine-classroom addition in 2020 and received numerous other improvements to its existing buildings. Thomas Jefferson Middle features a parent academy that helps parents take ownership of their students’ education and academic progress. North Miami Senior High, too, offers six academies and magnet programs, including an academy of engineering that prepares students for job shadowing and internships their senior year.
While North Shore Heights may be known for its proximity to I-95 and the 441, residents can relax and unwind at several local outdoor spots. To the north, Claude Pepper Park is a place for sports lovers with two basketball courts, a 12-court tennis complex, three softball/baseball fields and an open field large enough for soccer or football. The park’s community houses a computer lab, game room and gymnasium where sports and fitness classes occur. Benjamin Franklin Park, next to the elementary school, is a large open field where men’s rugby is played. The outdoor Thomas Sasso Pool offers six 25-meter swim lanes, as well as a water playground for small children. And to the south, four neighborhood blocks were transformed into Gratigny Plateau Park, a lush green space with walking paths, fitness stations and a covered toddler playground.
For everyday needs, you’ll find New Way Foods in the Northwest 7th Avenue business corridor, along with Metrobus stops and businesses such as Javan Lumber, a local hardware store, and restaurants such as The Licking, a seafood/soul food joint that specializes in fried lobster and Southern sides, such as candied yams and mac and cheese. If you’d like to sample more local cuisine, NoMi Village is an outdoor arts and entertainment center with picnic table seating, food trucks and live music.
