Condos make up most of the housing in this dense neighborhood. Loft-style high-rises along the river feature soaring ceilings, polished concrete floors and oversized windows with city and water views. Community amenities often include swimming pools and fitness centers, and most buildings have secure access. Boutique mid-rise buildings offer units with large private terraces overlooking the skyline. Condos often cost between the lower $100,000s and the mid-$400,000s. You can also find some single-family homes in the area, with Spanish-style cottages and bungalows among the most common. Prices for these typically range from the upper $300,000s to around $1.5 million.

Where to find Cuban, Latin American and Spanish dining

Riverside has a varied dining scene with many restaurants along Calle Ocho near the neighborhood’s southern border. “Lots of popular ‘Little Havana’ spots are actually in Riverside,” says Laura Galvis, a Realtor at Coldwell Banker with four years of experience. “Like Cafe La Trova. They’re quite famous for their live music and traditional Cuban food.” Other eateries in the area include:

  • Pinolandia, a 24-hour Nicaraguan fritanga known for generous portions of carne asada and plantains
  • Sanpocho Restaurant, which serves hearty Colombian staples like sancocho and empanadas
  • Paseo Catracho, a Honduran spot known for its baleadas and pupusas
  • Jamon Iberico Pata Negra Restaurant, an intimate Spanish eatery near the Miami River
  • CVI.CHE 105, a Peruvian spot in a tropical setting in nearby downtown Miami
Groceries are covered by Presidente Supermarket, while malls like Brickell City Centre are a short drive away.

Parks provide room to play, relax and exercise

A few green spaces throughout the neighborhood offer plenty of ways to enjoy South Florida’s climate. Riverside Park has a baseball diamond, a basketball court and a playground, along with open grassy areas suited for picnics. Along the river, you can enjoy a stroll through Jose Marti Park. This active space also has an outdoor pool and playground, as well as indoor basketball courts.

Monthly and annual events keep Riverside buzzing

Riverside’s calendar stays full thanks to community events in the neighboring Little Havana area. To join in on the fun, you can attend these festivities:

  • Three Kings Day Parade, a traditional January procession with floats and performers along Calle Ocho
  • Viernes Culturales, an arts festival on the last Friday of each month featuring gallery walks, live music and artisan markets
  • Calle Ocho Music Festival, a massive street festival each March that has hosted performers such as Pitbull and Gloria Estefan

Students have access to public, magnet and private schools

Miami-Dade County Public Schools serves the neighborhood. Students can attend Riverside Elementary Community School for pre-kindergarten through fifth grade, then advance to Jose De Diego Middle School. At Booker T. Washington Senior High School, students can choose from pathways in engineering, information technology, entrepreneurship and hospitality. Nearby, Ada Merritt K-8 Center is a magnet school with an International Baccalaureate program and dual-language immersion in Spanish or Portuguese. Private options include Immaculata-La Salle High School, rated A by Niche.

Riverside is well-connected, with Interstate 95 along the eastern edge and multiple local thoroughfares passing through the neighborhood.
