Southern Estates offers convenient, connected suburban living minutes from Florida International University and right off of Florida’s Turnpike. The midcentury Miami neighborhood is anchored by a community park and highlighted by backyard canal views. Families appreciate low-traffic streets, highly rated schools, a nearby shopping center and a local hospital.

A longtime neighborhood known for charm and family ties

"A lot of the people who are buying [here] are the ones who [already] live in the area, because they want to keep their family close,” says longtime local Richard Naranjo, a Realtor with AmeriFirst Realty, highlighting the neighborhood’s family-oriented, multigenerational community. “The houses were built back in the ‘60s and ‘70s. They put homes on larger lots back then, not quite a quarter of an acre, but a good chunk of space. Compared to new builds today, these are pretty big.” Most homes are ranch-style houses and cottages with a Spanish eclectic influence, evident in earthy stucco siding and terracotta barrel-roof tiles. Fenced-in lawns, horseshoe driveways and backyard pools are common updates; some homes have one- or two-car garages. The canals give nearby houses nice water views and a little stretch for jet-ski fun and catch-and-release fishing. Mature palm trees and live oaks offer spots of shade throughout.

What to expect from prices, insurance needs and storm season

Most Southern Estates residents own their homes, and according to Naranjo, there are no mandatory homeowners associations, so residents can keep boats and RVs on their properties without fuss. On average, houses sell after 60 days on the market, about a week slower than the national average. The median price is in the low $700,000s, up around 3% from last year. Most listings have sold from the low $600,000s to roughly $1.1 million. Prices vary depending on a property’s condition, location, square footage and other factors. Homebuyers will need flood insurance for federally backed mortgages as the neighborhood is inside a FEMA flood zone. Hurricane season runs from June to November, making updates like impact doors and windows essential.

School choices include top public and private options nearby

Southern Estates is surrounded by well-regarded public and private schools. Private options include:

  • St. Kevin Catholic School, a highly rated faith-based option in the neighborhood for prekindergarten through eighth grade
  • Highpoint Academy, unrated, but another option for prekindergarten-through-eighth-grade education in the neighborhood
  • Schoolhouse Preparatory, a highly rated high school nearby
Public education falls to the highly rated Miami-Dade County Public Schools district. Village Green Elementary School earns high ratings in the heart of Southern Estates, while other reputable schools are within a short drive, including: Greenglade Elementary School, W. R. Thomas Middle School and Southwest Miami Senior High School. Additionally, Miami-Dade County offers school choice, and Florida has statewide open enrollment.

Residents can walk to Southern Estates Park

Sidewalk-lined streets make it easy to walk over to Southern Estates Park. The canal-side hub centers the neighborhood with plenty of green space, paved trails, a playground, and facilities for baseball, tennis, basketball, volleyball, and futsal. Other recreational avenues are within a short drive, including:

  • Concord Park, which features a playground, ballfield, basketball courts and an outdoor gym in the University Park neighborhood
  • FIU Nature Preserve, a little piece of the Everglades with educational opportunities and meandering trails
  • Tamiami Park, a sprawling sports hub just south of FIU’s campus, offers tennis, pickleball, basketball, baseball, soccer and football facilities

Where locals go for essentials, eats and entertainment

Convenient in case of emergencies, HCA Florida Kendall Hospital is on the neighborhood’s south side. It’s a major employer in the area, along with FIU, just over a mile away. FIU has many points of interest, from its spirited football games to art shows at the Patricia and Phillip Frost Art Museum. Annually, thousands of families flock to the fairgrounds near the university for the Miami-Dade County Fair and Expo, which brings thrilling rides, competitive games, agricultural and livestock shows, live music, student exhibits and good eats served by local vendors.

As for errand runs, Las Americas V is a shopping plaza just across Coral Way. Here, you’ll find Sedano’s, Marshalls, a couple of banks, gas stations, a medical center and various restaurants, from fast-food joints to dine-in faves like Rancho Mateo Colombian Steakhouse, La Capital de Los Jugos and Sushi2mee.

How close Southern Estates is to major Miami highways

Naranjo says the main drawback of Southern Estates is the same as one of its main benefits: location. “People commuting to Downtown Miami may want to live close to the Palmetto Expressway,” he says. Drivers can still take Coral Way to the Palmetto Expressway, about 7 miles away. But it might be faster to jump on Florida’s Turnpike, accessible within 2 miles. The turnpike connects to the Dolphin Expressway, which is a direct route into downtown, just under 20 miles away. During peak drive times, commutes can run from 30 minutes to an hour.
