Realtors like to joke that their three favorite words are location, location and location, and the Sunset neighborhood has all three. “It is hard to beat the Sunset location,” says Realtor Mike Merino of Realty One. “It’s close to great schools and hospitals, there’s shopping close by, it’s easy to get to the highway, and it’s near the beach.” Situated less than 20 miles west of downtown Miami, the area features an array of well-built and attractive homes to choose from, ranging from cozy ranch-style houses to sprawling modern designs in gated communities. Area schools are excellent, and the neighborhood features amazing restaurants and shopping opportunities, as well as multiple nearby parks. In short, you can find it all in the prime location of Sunset.

The median price of real estate in Sunset is around $420,000, and buyers should expect to pay slightly above $360 per square foot. “There’s a really good range of price points in the area,” says Merino. A two-bedroom/one-bathroom bungalow can sell for around $335,000, and prices can go up to $1.5 million for a five-bedroom/six-bathroom sleek, new-construction modern ranch-style home.

Students in the neighborhood can attend Snapper Creek Elementary, Glades Middle and Robert Morgan Educational Center. All three schools earn a B+ rating from Niche.com. In addition to a rigorous academic program, students at Robert Morgan can participate in more than 40 school-sponsored clubs, including the Chess Club, Rhapsody A Capella singing group and the 5000 Role Models program.

For outdoor recreation, Sunset offers residents a choice of nearby parks. Sunset Park offers visitors a playground, baseball diamond, tennis and racquetball courts, a basketball court and a walking path. Miller Drive Park has basketball and tennis courts and a playground. Miller Drive Park is also home to the Raices Hispanic Heritage Arts and Culture Center, offering visual and performing arts programs for all ages. Westwood Park has a baseball diamond and tennis courts, as well as a playground. On the neighborhood’s southern boundary, you’ll find the Snapper Creek Trail, a paved 3-mile trail perfect for walking or running. And when the beach is calling your name, you’re just a half-hour by car from the world-famous beaches of Miami, thanks to easy access to the nearby Palmetto Expressway. And in the event you ever really need to go even further, the neighborhood is only 11 miles from Miami International Airport, so when you live in Sunset, the world literally is yours for the asking.

You can’t talk about a neighborhood’s quality of location without talking about shopping, and Sunset has you covered there, too. Publix is conveniently located in the Miller Road Shopping Center, along with stores like Dollar Tree, Walgreens and Lemay Jewelry. When you feel more like dining out, get your fill of the freshest seafood around at The Fish House Miami, a casual place featuring live music. If you’re looking for a special place for date night or just a romantic dinner, check out the appropriately named A Love Story Winery and Bistro, where you can choose from delicious offerings that include shrimp ceviche, orange-infused provolone cheese flambe or a 45-ounce tomahawk steak.

While there are countless little things to think about when you’re buying a new house, they all come down to the age-old quality of location. You need a home that’s close to good schools, close to good restaurants and close to good amenities.
