A few subdivisions feature townhouses in Vanderbilt Park, including:

  • Costa D’Oro: gated townhouse community developed in the late 1990s that offers two- to four-bedroom floor plans

According to former Cosa Del Sol resident Arelis Cosme , a Realtor with Compass, the market hasn’t been too competitive. “The HOA fees have been high, so homes are sitting a little longer,” she says. On average, properties sell after 77 days here, significantly longer than the national average of 53 days.

Where to find single-family homes in Vanderbilt Park

Single-family properties in Vanderbilt Park can be found south of Northwest 33rd Street, in the gated, HOA-managed Costa Verde subdivision – featuring 1990s Spanish Revivals – and in an older, HOA-free section, which also has Spanish Revivals along with ranch-style homes and cottages. Most have sold from the low $700,000s to the mid $900,000s, but those on bigger lots can cost as much as $1.6 million. Driveways, garages and mature tropical greenery are classic fixtures.

Families have access to strong public schools

The neighborhood benefits from being part of Miami-Dade County Public Schools, a highly rated district that offers specialized magnet programs to broaden school choice. Florida law offers controlled open enrollment, allowing families to opt for schools in another district if there’s room. There are several highly rated, public Miami-Dade County schools around Vanderbilt Park, including John I. Smith K-8 Center and Miami Coral Park Senior High School. There’s also Doral Academy Preparatory School, a sought-after charter school in the neighborhood.

Family-friendly, outdoor recreation around the neighborhood

Veterans Park provides neighborhood residents with an outdoor recreational area that combines play and remembrance. The wheelchair-accessible park offers a playground and picnic area, as well as a veterans’ memorial honoring those who lost their lives while serving in the United States Military. Golfers in the neighborhood can tee it up at the Costa Del Sol Golf Club, which features a challenging, public 18-hole course, a fully-stocked pro shop and a restaurant. Area gymnasts can join the Tumble USA Gymnastics Club, and gun enthusiasts can take their best shot at the Warrior Gun Range.

Easy commutes from Vanderbilt Park to Downtown Miami

Vanderbilt Park is on the south side of Doral, which Cosme says is a pretty central location when it comes to commuting, shopping and dining. “There’s the Dolphin Mall, [Miami International Airport] and [the Dolphin Expressway],” she says. Miami International Mall is in the neighborhood, too, putting even more retailers and restaurants within a short drive, from JCPenney and Old Navy to Fuddruckers and BJ's Restaurant & Brewhouse.

The Dolphin Expressway runs along the south side of Vanderbilt Park, offering simple connections to Downtown Miami, less than 15 miles away.
