The enduring neighborhood sits between two local universities, an executive airport and a thriving industrial sector on the southern edge of Miami Gardens. Its biggest claim to fame is Florida Memorial University, South Florida’s only historically Black college. Unlike the private Catholic St. Thomas University to the east, Florida Memorial has become an integral part of community life, opening its campus to neighbors during concerts, seminars and homecoming events — something Realtor and FMU alumnus Arleen Davis-Slagle notes the school is known for.
“It really gives you that hometown feel,” she says, remarking how the community even has a chapel where neighbors can attend Sunday service, a welcome addition to the handful of churches found just off the Palmetto Expressway. Holiday concerts at the Lou Rawls Center for the Performing Arts are a local treat, and the school also hosts presentations on "health, wealth and hurricane preparedness,” Davis-Slagle says. With sidewalk-lined streets buffered from nearby manufacturing centers, warehouses and shops, Palmetto Lakes balances a strong industrial and educational footprint with a distinct suburban feel.

Jumpstart a legal career at Hialeah-Miami Lakes Senior High
Hialeah-Miami Lakes Senior High, which scores a grade of B on Niche, is well-known for its competitive Legal Studies magnet program, a great introduction for those thinking about studying law at St. Thomas University. But before high school, students may attend either Coral City Elementary, which scores a C and feeds into C-plus-rated Coral City Middle, or North Glade Elementary, which scores a C-plus and feeds into C-plus-rated Lake Stevens Middle. With Miami-Dade’s School Choice program, students have the option to enroll in any district location, including the neighborhood’s Jan Mann Educational Center, an alternative option for middle and high schoolers. Private schools are also available, including Monsignor Edward Pace High School.
Florida Memorial University is one of the only colleges in the area to offer aviation accreditation. It often partners with the neighboring Miami-Opa Locka Executive Airport for training and flight experience. The school and airport received national recognition in 2007 when a 23-year-old student became the youngest person to complete a solo flight around the world, beginning and ending the landmark journey on this local runway.

The neighborhood features primarily two- and three-bedroom ranch-style homes with Mediterranean accents. There’s no homeowners association dictating architectural or design requirements, so the neighborhood takes on an eclectic feel with varied paint jobs and fence styles. Some homes directly border Miami-Opa Locka Executive Airport, but Davis-Slagle says that infrequent flights mean noise usually isn’t an issue or a deterrent for buyers. “That part of Miami Gardens is booming right now. It’s become a very warm and welcoming place to live,” Davis-Slagle says. The median home price has risen by about 15% over the past few years, and most homes under 2,000 square feet list between $400,000 and $600,000 — although the occasional duplex can creep into the $700,000 range.

The blocks surrounding Lake Karen may be predominantly commercial and industrial, but there are a few restaurants sprinkled in, including the longstanding Latin American Munchies Café and the Dominican Yarumba Restaurant & Lounge, both of which are known to host live music on the weekends. Fast-casual joints are a staple along Red Road, where shoppers will also find an Aldi, Big Lots and Walmart Supercenter. Miami Lakes is home to a Costco, and there’s a Presidente Supermarket nearby for international ingredients. At the center of Miami Lakes, the Main Street Shopping Center is a walkable shop-and-dine destination with plenty of sidewalk seating and even a movie theater.

Whether it’s a Miami Dolphins game, the Formula One Grand Prix or the Miami Open, sports fans will always find something to cheer for at Hard Rock Stadium. The venue is located about 5 miles from Palmetto Lakes and caters to concertgoers with big names like Taylor Swift and the annual Jazz in the Garden music festival, a citywide spring tradition since 2006.

For drivers, the Palmetto Expressway opens a world of possibilities. To the east, this main thoroughfare connects to the Golden Glades interchange — the local moniker for the junction of Palmetto, Florida’s Turnpike, Interstate 95, U.S. Route 441 and the Metrorail tracks — giving drivers access to everything from downtown Miami to Fort Lauderdale and beyond. A similar interchange to the west connects drivers with Interstate 75, which leads north toward Weston and cuts across the Everglades to Naples. Like many other South Florida communities, Miami Gardens also provides its residents with a free trolley service as well as local Metrobus stops and Metrorail stations.
