A manufactured development with private amenities in Micco
What began in the late 1960s as an idea for an RV park in Micco, Florida, has today grown into the state’s largest unincorporated, deed-restricted manufactured home community called Barefoot Bay. "People are attracted to Barefoot Bay because it's really close to the Indian River but still an affordable coastal community. And there's all the amenities," says Carey Ryan, an experienced broker with Keller Williams Realty of Vero Beach. "I think the number one thing is that it's family-friendly and pet-friendly." Community amenities here include a Recreational District with a public golf course and other private amenities, including three swimming pools, a restaurant and a lounge. The neighborhood has an active Facebook group where locals post questions or share information and second-hand items, which contributes to the tight-knit community feeling that pervades Barefoot Bay. Residents also enjoy a private beach on a barrier island several miles away. And while the neighborhood does have a large population of retirees, the demographics of this active and vibrant community span multiple generations. "Barefoot Bay is for all ages. Some people think it's 55-plus, but it's not," Ryan says.
Barefoot Bay has a golf course, recreational district and a restricted beachfront location
Barefoot Bay requires a badge to access the recreational district, where residents can enjoy three pools, athletic courts and an active events calendar. Non-residents must contact the district and pay a fee in order to use the facilities. The 9-hole golf course offers a junior golf program during the summer, as well as men’s and women’s leagues. Barefoot Bay Pier is the public spot for fishing and sunset views on the river; lights illuminate the pier for excursions after the sun goes down. Barefoot Bay Beach, a 23-mile drive away, has gated parking for residents and a 2-acre beachfront. On the way, drivers pass by several public beach access points, including Sebastian Inlet State Park.
Purchasing a home and weather trends
Barefoot Bay consists of rows of manufactured homes on tight lots dating from the 1970s to recent constructions. Each dwelling has a front yard, paved driveway and carport, and some properties have white fences and palm trees. The development has its own water and sewer district within Brevard County. Most homes range in price between $90,000 and $340,000, with a median sale price of $184,000. New owners pay a Social Membership Fee, and recreational district fees are included in the property taxes. "People like purchasing in Barefoot Bay because you own your land. It's not an HOA. But the Recreational District fees are under $1,000 a year, which is really low for Florida," Ryan says.
Brevard County is susceptible to flooding and high winds from hurricanes or other severe weather systems. Tornados are also possible. Barefoot Bay properties usually have elevated foundations, storm shutters, and vapor barriers under homes that help with weatherproofing.
Barefoot by the Lake Music, Art & Food Festival
The Barefoot by the Lake Music, Art & Food Festival is a free, two-day event held at the recreational district. Live music plays on the main stage as artist booths line nearby walking paths. There are also food trucks and beverage stations.
Dining at The 19th Hole and retail at Riverwalk Shopping Center
The golf club's restaurant, The 19th Hole, has a bar and a Sunday brunch menu; the establishment serves food on a rotating schedule throughout the week, highlighted by Pizz-Asta Wednesdays that feature pizza and pasta. RJ's 2002 Family Restaurant and the Holy Cannoli bakery are near the community's center. Next door is Barefoot Bay Food Store, which sells convenience items. There is a Dollar General down Barefoot Bay Boulevard. Grocery shoppers don’t need to travel too far to stock the kitchen; the Winn Dixie at the corner of Barefoot Boulevard and U.S. Route 1 will convert to an ALDI in 2025. In the meantime, locals can shop at Publix Super Market in Riverwalk Shopping Center, about 5 miles south. U.S. Route 1 brings shoppers to Sebastian for big-box stores like Walmart, 6 miles south of the neighborhood.
Bayside High offers CTE courses
Children here can attend Sunrise Elementary until the end of sixth grade. The school has a B from Niche. Southwest Middle receives a B-minus and Bayside High earns a B. The high school has career academies offering CTE courses in culinary arts, digital design, engineering and machining technology. "The school bus stops inside Barefoot Bay. People are really happy to have kids in the community," Ryan says. Florida has a state-wide school choice program, allowing students to apply to attend schools outside of their assigned districts. Those families who want to avail themselves of school choice may apply to the waitlist for a particular school or special program on the district's website.
Transportation
Those on the eastern side of the neighborhood may hear trains travelling along the railroad. Residents often ride golf carts to get to and from the course, the store or local houses of worship like First Baptist Barefoot Bay. Interstate 95 is about 10 miles away by way of Micco Road. U.S. Route 1, also known as Dixie Highway, leads to Sebastian and more South Florida communities. Residents can find the closest major medical facility, Orlando Health Sebastian River Hospital, about 5 miles south. Melbourne International Airport is 20 miles north of Barefoot Bay.
