Parkside Heights popped up on the banks of Pheasant Branch Creek in the early 1960s. Today, the quiet suburb in central Middleton is highly sought-after for its location. Within five minutes of a vast nature conservancy and a plethora of outdoor recreation opportunities, as well as downtown Middleton, it’s certainly convenient. Peggy Adams, a Realtor with more than 10 years of local experience, attests that its location is part of the reason that turnover in this neighborhood is so low. “It’s got great access to outdoor amenities, but it’s equally close to shopping and dining and downtown. Middleton schools are also very good, so it’s got all the things people look for when they’re looking for a place to put down roots and settle long term,” says Adams, adding that those same amenities tend to increase each home’s resale value. “In general, home values in Middleton don’t decrease, they just increase. And here, a lot of these homes have only had one or two owners, so it’s amazing to see the difference between what a homeowner paid for their home in the ‘80s and what they sold it for last year. And it’s all because the location is so highly sought-after and houses going up for sale here are so rare,” she says.

The neatly spaced homes lining these shady residential streets were built mostly between the 1960s and ‘70s in styles ranging from classic brick ranches to larger Split Levels and traditional Colonial Revivals. Prices here run from $250,000 up to more than $550,000. “You can find houses on either side of the median here, which makes it a good neighborhood for a wider range of buyers,” says Adams, adding that the median price for a home in Middleton sits around the $470,000 mark. “Even the homes on the lower end of the scale are going to be well-maintained—it’s that kind of neighborhood—they might just need a few cosmetic updates, maybe modern fixtures and a coat of paint.”

Highly rated Middleton-Cross Plains schools
Kids here go to schools in the highly sought-after Middleton-Cross Plains Area School District. The exact path they take during their grade school careers varies depending on address, so parents are advised to double-check the boundary maps ahead of registration. Many go to Elm Lawn Elementary between preschool and fourth grade, Kromrey Middle between fifth and eighth grade and Middleton High for ninth through 12th grade. In 2024, both Elm Lawn and Kromrey earned A grades from Niche. Middleton earned an A-plus that same year. Locals can get outside for some fresh air and exercise at Parkside Heights Park, conveniently located within half a mile of most homes. The pocket park spans the acre-and-a-half space between Northbrook Drive and Ravine Drive, offering everything from a classic playground and sandboxes with diggers to a basketball court and picnic areas. In the winter, there’s even an ice skating rink. Just half a mile south, residents can stretch their legs on the Pheasant Branch Trail, a two-lane paved trail that follows Pheasant Branch Creek. The Pheasant Branch Conservancy, a 160-acre nature preserve with miles of trails webbed through woodlands and prairies, is a short walk northwest up the trail.

Groceries and other everyday essentials are close at hand with the local Pick ‘n Save less than five minutes north across Century Avenue. The grocery store is near several eateries, a hair salon, healthcare offices and even a credit union, all clustered around the corner of Pheasant Branch Road and Frank Lloyd Wright Avenue. Fun in Middleton
On the first Saturday in August, locals from across Dane County flock to downtown Middleton for the annual National Mustard Day celebration, an outdoor food festival with hot dogs, brats and mustard sampling. There’s even live music and games with prizes. “It’s one of the biggest events in this area every year—and so fun, it’s a cool thing to do with the whole family,” says Adams. And the fun doesn’t stop when summer ends; Bockfest takes place each February at Capital Brewery, featuring live music, food trucks and flying fish.

It’s easy to get around town without a car with stops along the Metro Transit bus line close at hand along Parmenter Street and Century Avenue, two main thoroughfares surrounding Parkside Heights. Flying farther afield isn’t hard, either, with Dane County Regional Airport just 20 minutes northeast, around Lake Mendota. Heading to downtown Madison takes about the same amount of time, depending on traffic, heading southeast around lake Mendota instead.
