A namesake park and small town charm in Dixie Heights
With the exception of a few small churches and a namesake park, Dixie Heights in Middletown, Ohio, is primarily residential. Homes, most of which were built during the height of the city's steel boom, branch off from Jewell Avenue. To the west, residents enjoy recreation along the Great Miami River, and Verity Parkway connects residents to the city's small downtown. Some of Dixie Heights's older homes have been replaced by vinyl-sided new construction, but some streets look more or less the same as they did a century ago. It's still the type of place where "everybody knows everybody," according to MidPointe Library's branch manager Cari Hillman, who adds that it's common to spot local politicians at Central Pastry Shop or downtown festivals. "For a community that's grown to 50,000-plus people, Middletown feels cozy and warm," she says.
Steel boom-era housing and smaller pockets of new construction
Most homes in Dixie Heights were built prior to 1950 when companies like AK Steel still thrived in Middletown. Prospective buyers will find modest Cape Cods and bungalows on uniform, quarter-acre lots. Attached garages are rare, given the age of most of the homes, and it's more common for cars to park in narrow driveways. Prices range between $70,000 and $150,000 for investment properties, whereas more recently updated homes can sell for between $150,000 and $230,000. Pockets of New Traditional styles closer to Maple Park hover between $200,000 and a little over $250,000.
Kids enroll in Middletown City Schools
The Middletown City School District serves the community, and students can start off by attending Miller Ridge Elementary, which has a C-plus grade from Niche. Highview 6th Grade Center and Middletown Middle School both have C-minus grades. In the fall of 2025, Central Academy will move to the Highview 6th Grade Center building. Middletown High School has a C from Niche, and the boys' varsity basketball team is known for their record number of championship wins.
Dixie Heights Park, Maple Park and recreation beside the river
There are two public parks within Dixie Heights. The largest, which is also the neighborhood's namesake park, has a basketball hoop, playground equipment and picnic tables. To the south, Maple Park also has a small playground. Residents enjoy proximity to the Great Miami River Trail, which longtime local and Coldwell Banker Realtor Bill Hobbs says is popular with cyclists. The trail starts in Middletown and extends north all the way to Dayton. It also leads to Smith Park to the south, which hosts the Ohio Challenge hot air balloon festival in July. "There are all sorts of shaped balloons… we've had great weather in the past," says Hobbs, explaining that motels fill up this time of year. According to Amber Dunn, who works with Coldwell Banker Heritage, the weather here is relatively predictable—cold winters and humid summers. "We occasionally get tornados, but being so land-locked, we'll get residual winds, and that's it," she says.
Retail along North Verity Parkway and small businesses in Middletown's historic downtown
North Verity Parkway, which borders the neighborhood to the west, is home to a variety of fast food options, including McDonald's, Wendy's and Taco Bell. The closest grocery store is Needler's Fresh Market off University Boulevard, and there are household necessities at Dollar General next door. For more eclectic small businesses, restaurants and theaters, Hobbs recommends Middletown's historic downtown. "The Sorg [Opera House] was owned by the Sorg family, and, probably two blocks from it, is their old Sorg mansion," he says. Also across the street from the restored opera house is the Swire Inn, a sit-down family restaurant popular after shows.
Dayton and Cincinnati are accessible via Interstate 75
One of Middletown's, and, consequently, Dixie Heights's, most attractive qualities is its proximity to larger cities like Cincinnati and Dayton via Interstate 75. Dayton is a little over 20 miles north, and Cincinnati is less than 40 miles south. Both have international airports and a range of employment opportunities in fields like healthcare and academia, although there are manufacturing jobs closer to home in Middletown. Atrium Medical Center is the closest hospital.
