This unique array of conveniences has both kept longtime residents in this neighborhood and attracted new life to this part of town. “It’s an established neighborhood," says Realtor Paul Renwick with Renwick Realty, himself a resident of El Dorado for decades. “Most of the people living in that area have lived there for quite a while; younger couples are coming in more and more over the past ten years.” Both new residents and recent improvements to the area's parks help El Dorado-Williamsdale stand out among its older, neighboring communities.

Diverse housing options along Rosedale and Breiel

El Dorado-Williamsdale features a mixture of midcentury-built homes and newer construction, as well as a diversity of housing styles. “Much of the neighborhood was built in the late 1950s and 1960s, and most homes are ranches with basements," Renwick says. "Along Rosedale, you have older homes, but Breiel has a lot of new construction." Ranch-style homes built from the 1940s to 1950s have sold for between $113,000 and $235,000. Properties built since the 1960s feature Colonial Revival and postmodern aesthetics and have sold for between $240,000 and $530,000. These homes tend to sit behind shrubs and in the shade of abundant trees, while sidewalks are a rarity along these quiet and often hilly streets.

Abundant nature surrounds El Dorado-Williamsdale

The Bull’s Run Nature Sanctuary and Arboretum forms the heart of El Dorado-Williamsdale. Two miles of trails follow the course of a winding creek and immerse visitors in a natural habitat rife with birds, butterflies and native plants. Just a few blocks west of the neighborhood, Sunset Park includes a playground, basketball and tennis courts in addition to space for the occasional live music event. "The city just remodeled Sunset Park; it's a nice community space," Renwick says. Just south of El Dorado-Williamsdale, Jacot Park offers its own slew of annual events, from vintage car shows to a Halloween trunk-or-treat. The private Wildwood Golf Club has been a go-to for Miami Valley-area athletes since the 1920s. Membership provides access both to its 18-hole golf course and to other amenities like a pool and a sports bar-themed restaurant.

College and career prep at Middletown High

Students can start their public education at Miller Ridge Elementary School, which receives a C-plus rating from Niche, before going on to attend the C-minus-rated Highview 6th Grade Center and Middletown Middle School. El Dorado-Williamsdale puts its residents halfway between both downtown and eastern Middletown’s shopping district, each of which are just 3 miles away. Roosevelt Boulevard is just 2 miles south of El Dorado-Williamsdale, putting its half-dozen shopping centers at residents’ fingertips. Dozens of chain restaurants and local eateries offer cuisines spanning the globe, while grocery options include Meijer, Kroger and Aldi.
