Embraced by three of Middletown’s major avenues, the neighborhood of Euclid Heights-Runnymede offers proximity to shopping, parks and downtown in addition to a well-established character. “People in that area have lived in their homes for quite a while, so there’s not a big turnover,” says Paul Renwick, a Realtor with Renwick Realty who has sold real estate in Middletown for over 30 years. “You’ll maybe get four to six sales a year. It’s a very well-maintained area, and values will be anywhere from $500,000 to $2 million.” For those who manage to secure a property in this part of town, they will have the chance to weave themselves into a strong cultural fabric created over the course of a century.

Though the oldest homes don't often sell, newer stock is still on the market
Euclid Heights-Runnymede is one of Middletown’s oldest sections. “Euclid has much older homes there, built in the 1900s-1930s range, but they’re much larger homes,” Renwick says. “They’re 3,000-5,000 square feet at least, some bigger than that, and they have half-acre lots. A couple of them are three quarters of an acre.” These early-20th-century properties are often passed down through generations of Middletown residents without any need for sale, but residences built in the latter half of the century are often up for grabs. “Back in the 40s-70s, when the hospital was there, the area was predominantly owned by doctors and healthcare people who worked at the hospital. They built and owned a lot of the homes in the area,” Renwick says. These ranch-style, Colonial Revival and cottage-sized homes sit along hilly streets defined by abundant trees, front-yard shrubbery and sidewalk access. Some of these properties are less than 1,200 square feet in size and tend to sell for between $155,000 and $189,000. Larger homes can sell for between $200,000 and $393,000, and homes built in the 1970s and 1980s tend to be pricier than 1940s builds.

Chain businesses and established eateries sit just blocks away from home
This neighborhood’s location along Grand Avenue connects it to the retail and restaurant scenes along that road and Roosevelt Boulevard. The Middletown Shopping Center, located at Euclid Heights-Runnymede’s southeast corner, puts chain eateries, the Hunan Bistro Chinese restaurant and El Grillo Taqueria at residents’ doorsteps. While this plaza is home to Mi Mexico Market, which specializes in imported Mexican groceries, Roosevelt Boulevard also offers name-brand grocers like Save A Lot and, 2 more miles down the boulevard, Aldi, Meijer and Kroger. At the neighborhood’s northern end, The Jug has been a staple of Middletown living for nearly a century. Founded in 1932, this burger and milkshake drive-in occupies a small building but a big place in the community’s culture.

Career and college programs at Middletown High
Students can start their education at Mayfield Elementary School, which receives a C rating from Niche, before attending the Highview 6th Grade Center and Middletown Middle School, both of which receive C-minuses. The C-rated Middletown High School partners with Butler Tech to offer technical programs to career-oriented students, while it also works with Miami University to give learners opportunities to earn college credits in high school.

Easy access to downtown and healthcare
Not only is Euclid Heights-Runnymede just a 3-mile down Central Avenue from downtown Middletown; healthcare is also close by. “This neighborhood used to be where the old Middletown hospital was; that hospital was built in the 1900s,” Renwick says. “They tore that down several years ago and built the new one out in the Hunter area.” The new Atrium Medical Center is a 10-minute drive down Roosevelt Boulevard, while the local primary care doctor is 5 minutes around the corner at the Middletown Medical Group.
