Far Hills, the shopping center of Middletown, lays at its eastern edge
Located along Middletown’s busy Roosevelt Boulevard, Far Hills is where the city’s residents come to shop. "You go through there to get to Walmart and a couple restaurants off the Interstate,” says Realtor Paul Renwick with Renwick Realty. South of the boulevard, a warren of side-streets constitutes a residential community, but the north side of the highway is lined with major shopping centers from the Breiel Boulevard intersection in the west to Interstate 75 in the east. Far Hills residents have direct access to a half-dozen grocery options, a diverse selection of eateries and a large athletic park, although home prices tend to be well below the citywide average.
Diverse retail and dining along Roosevelt Boulevard
Far Hills is either the home of, or adjacent to, five shopping centers varying in size from a handful of shops to a 32-acre mall. The Eastgate Plaza Shopping Center includes the local Save a Lot supermarket and a Chinese buffet, while the neighboring Kitty Hawk Plaza Shopping Center hosts the colorfully decorated Veracruz Mexican Restaurant. Watami Japanese Steakhouse offers the classic hibachi experience, including the serving of sushi in wooden boats. Though the Towne Mall was purchased by the city in 2024 as part of a redevelopment scheme, it continues to host the local Burlington and Gabe’s clothing stores as well as a Planet Fitness. This shopping center is surrounded by grocery options, including Aldi, Meijer and Kroger.
Bus and boulevard access to downtown Middletown
Roosevelt Boulevard connects Far Hills with the rest of Middletown, putting downtown just a 10-minute drive away. Likewise, the nearest hospital, the Atrium Medical Center, is a 10-minute drive in the other direction. The Butler County Regional Transit Authority (BCRTA) operates fixed-route buses that stop at destinations like Old Roosevelt Road and can take commuters downtown, to nearby shopping centers and other key locations.
Far Hills offers immediate access to two parks
Lefferson Park, which sits at Far Hills’ southwest corner, occupies around a fifth of the neighborhood. Its 23 acres of parkland include four baseball diamonds, 20 pickleball and tennis courts and a playground. This park hosts amateur “ladder league” tournaments for pickleball and tennis, bringing neighbors together for some friendly competition. Just two blocks north of Roosevelt Boulevard, Jacot Park features a large playground around which paved trails offer venues for jogging or dog-walking.
Vintage ranch-style homes mix with '70s-built condos and 2000s builds along Far Hills' streets
Far Hills is a particularly historic section of Middletown. This 1820s-founded community was long known as Blue Ball, named for the logo of the local tavern. "There used to be a large blue ball on a pole at the intersection, and that’s why it was called that," Renwick says. "It was four times bigger than a basketball, and that’s where it got its name. Sadly, it got destroyed in a traffic accident." Since then, Far Hills has taken on a new life as a midcentury-developed neighborhood along Middletown's border with Franklin Township. The ranch style is the most common design to be found along Far Hills’ streets, although the occasional 1930s-built bungalow, 2000s-built ranch or 1970s-built condo adds variety to this otherwise vintage neighborhood. Condos sell for between $90,000 and $130,000, while single-family homes have attained sale prices between $150,000 and $265,000. Compared to the citywide average of $245,000, Far Hills offers competitive prices, even despite its immediate access to major shopping conveniences. Its streets tend to be narrow, with sidewalks, sizeable front lawns and foliage sitting on either side.
Robust extracurriculars at Middletown High
Students can start their education at Creekview Elementary School, which receives a C rating from Niche. The Highview 6th Grade Center and Middletown Middle School, which serves students from grades 7-8, each receive C-minuses. Middletown High School, rated C by Niche, offers collegiate pathways to its students through a College Credit Plus partnership with Miami University. It’s also known for its diversity of extracurriculars, among which are robotics, youth government and a National Art Honor Society chapter.
