Industry and a residential community coexist in Greenfields
Located along Middletown’s southern frontier, the neighborhood of Greenfields is where residential living comes up against established industry. The AK Steel complex, Middletown’s largest employer for over 125 years, puts manufacturing jobs at residents’ doorsteps. "It used to be called Armco, but its name was changed to AK Steel and later AK Kawasaki and Cleveland Cliffs," says Paul Renwick, a Realtor with Renwick Realty who has sold real estate in Middletown for over 30 years. "The vast majority of people living in Middletown work there; they have around 3,000-4,000 people working there. You do get some noise from the steel mill there, especially when they’re pouring steel into water." The local elementary school sits across Lamberton Street from Greenfields’ eastern border, while Roosevelt Boulevard offers quick access to both downtown and major shopping centers. While Greenfields is surrounded by conveniences and activities, it retains a suburban feel within its quiet, leafy core and offers home prices below the city average.

Though parts of Greenfields have an industrial character, the center of the neighborhood can be mistaken for a suburb of Middletown. “Most of those homes were built in the 1970s and 1980s; one builder built over 100 homes in that area," Renwick says. "These are newer homes than Eldorado; it’s usually younger families living here." Winding roads are flanked by sidewalks, abundant foliage and housing styles varying from Colonial Revivals to the classic ranch-style. Properties built from the 1950s to 1990s comprise the majority of housing options and sell for between $108,000 and $218,000, while homes built since the turn of the century have attained sale prices between $195,000 and $273,000. As the average home in Middletown sells for $256,000, Greenfields offers competitive prices. Rows of trees form barriers against the noise of the main roads and nearby industry while also keeping residences shaded. This core of suburban-style housing is surrounded by apartment complexes and borders the Applewood Pointe manufactured home community, adding to Greenfields’ diverse housing scene. “There’s quite a few more rentals in that area, probably 20-25% of its homes,” Renwick says.
Mid-century ranch bungalows are common in Greenfields, especially closer to the factory anchoring the neighborhood.

Roosevelt Boulevard serves as Greenfields' shopping thoroughfare
Greenfields sits just off Roosevelt Boulevard, which connects downtown Middletown with the shopping centers at the city’s eastern outskirts. Greenfields is just across the boulevard from the Roosevelt Center, a small strip mall where Milton’s Donuts and the Mexican-themed La Michoacana Ice Cream Parlor serve up their own takes on dessert. Next door, Dragon Express is the local go-to for Chinese takeout. Going west down Roosevelt Boulevard, a half-dozen shopping centers put grocery options like Aldi, Meijer and Kroger just 5 minutes away from home.

Middletown High helps students with their college and career futures

Greenfields may not have any green spaces of its own, but it’s close to parks both large and small. Goldman Park, with its six baseball fields, offers respite from the industry and suburban streets that surround it. At Greenfields’ eastern edge, Lefferson Park is a venue for all kinds of sports, from basketball to pickleball, baseball and soccer. In addition to its playground, Jacot Park also hosts vintage car shows and Halloween trunk-or-treating.
Lefferson Park, near Creekview, has 30 pickleball courts—the most in Ohio.
Playgrounds are few in the neighborhoods surrounding Jacot park, making this a favorite neighborhood spot for play.

Bus and boulevard access to downtown
Greenfields’ immediate access to Roosevelt Boulevard puts residents just 10 minutes away from both downtown Middleton to the west and the Atrium Medical Center to the east. The Blue Line of the Butler County Regional Transit Authority (BCRTA) bus system also offers a 30-minute commute into downtown.
