Hunter offers both a smalltown feel and access to suburban amenities
Situated along rural Franklin Township’s border with urban Middletown, the community of Hunter puts its residents immediately next to a bustling retail district while still offering them a quiet, verdant hometown. Hunter’s smalltown atmosphere is expressed through its local bar and café, its Memorial Day car show and Halloween trunk-or-treating and its spaced-out suburban homes. However, this area is experiencing major growth as Middletown and its amenities expand into Warren County. “Development’s going to be happening out there; the city just built a brand-new fire station out there," says Paul Renwick, a Realtor with Renwick Realty who has sold real estate in Middletown for over 30 years. "The city also bought a bunch of vacant land and is developing that land into businesses, single-family homes, and apartments. There’s supposed to be a mini-convention center."

State Route 122 connects Hunter to Middletown
Hunter is located along State Route 122, which carries traffic into Middletown and past its shopping centers. The brand-new Atrium Medical Center sits just 5 minutes down the highway, while downtown Middletown is a 20-minute drive away.
Small businesses share a highway with Middletown's retail hubs
Roosevelt Boulevard connects Hunter to the diverse shopping scene of Middletown. Less than 10 minutes down the road, the shopping district centered around the redeveloping Towne Mall offers supermarket options like Meijer, Kroger and Gordon’s Food Service. Big-box stores like Kohl’s and Lowe’s sit along Towne Boulevard, as do several chain restaurants. Hunter is itself home to a small but growing retail and restaurant scene. The Hunter Café serves as the local bar, serving up burgers and wings in addition to beer. 12 Stones Coffee, opened in 2024, proclaims “coffee and community” as its motto, offering a laid-back setting for a coffee and pastry meal, live music performances and friendly get-togethers. These establishments are only the first wave of a growing business scene along Roosevelt; "In the next five years, that area between Hunter and Interstate 75 is going to be expanding quite a bit," Renwick says.

Sports and special events at Hunter Park
Hunter Park serves as this neighborhood’s prime outdoor recreation venue. Eight baseball fields share a vast expanse of greenery with a basketball court and two tennis courts. Every Memorial Day, this park hosts the Ohio Valley Cruisers Memorial Day Car Show, displaying vintage vehicles from the 1940s and earlier. This same society hosts trunk-or-treat events at the park on Halloween.
The area is home to Hunter Park, a well-maintained green space with recreational facilities including playgrounds and walking paths.
Though small in size, Hunter has experienced steady population growth, driven by its appeal to families and retirees alike.

Vintage homes and newer properties meet along Hunter's streets
Hunter is largely a product of Middletown’s post-World War II suburbanization; many of its ranch-style homes were built from the 1950s to 1970s. These vintage properties tend to sell for between $215,000 and $295,000. However, some properties were built as late as the 2010s, and homes built between the 1980s and the 2000s can sell for between $325,000 and $374,000. Hunter’s streetscapes are marked by expansive front lawns, abundant foliage and a lack of sidewalks.
