Manchester Meadows offers laid-back living on large lots
Stately homes and sizeable lots have long drawn buyers to Manchester Meadows, a residential pocket of northeast Middletown. Mostly comprised of established housing additions, the community has an older demographic of homeowners who rarely put their homes on the market. The community has a median age of 57, and nearly 40% of the population is 65 or older. “They want a place where they can live peacefully and sit on the back porch and get to know their neighbors,” says Melvin Hart, a resident and Realtor with ERA Real Solutions Realty. “Everybody in our neighborhood is retired except for me and my wife and another young couple across the street.”

Spacious homes and parcels in established subdivisions
Subdivisions like Manchester Meadows, Woodhall Court and Stratford Heights have stately homes on spacious lots. “Everyone’s got a huge backyard, and everyone has riding mowers,” Hart says. “There are a lot of half-acre lots, especially in the cul-de-sacs. I’m setting up a putting green in my backyard.” Many of the area’s Colonial Revival, new traditional, split-level and sprawling ranch-style homes were built between the 1970s and 1990s. Homes are 2,000 square feet on average, and attached two-car garages are standard. Prices typically range from $230,000 to $400,000, depending on the size, condition and acreage. It’s rare for homeowners to leave once they’ve planted roots, so homes are hard to come by. “I sold the house right across from me in 18 hours for the listing price,” Hart says. “It’s got to be some kind of life-changing thing for people to move.”

Within a quick drive of I-75, hospitals and churches
For many residents, the neighboring town of Franklin is within a five-minute drive. Interstate 75 is nearby and is the primary route to Dayton, about 40 minutes north, and Cincinnati, roughly an hour south. Kettering Health Middletown and Atrium Medical Center are about 2 miles away.Faith is essential to many Middletown residents, as evidenced by the dozens of churches in the area. Stratford Heights Church of God and First Baptist Church are in the neighborhood, and numerous other houses of worship are within a quick drive.

When they’re not relaxing in the backyard, locals enjoy tending to their landscaping and strolling on the neighborhood’s sidewalks. Armbruster Nature Preserve is tucked away on Autumn Drive and has a small, wooded hiking path. Bull’s Run Nature Sanctuary and Arboretum is a haven for outdoor enthusiasts with hiking trails and gardens. Golfers are in luck with three golf courses nearby: Wildwood Golf Club and Forest Hills Country Club are private, while Franklin Golf Course is open to the public. Eastern Lanes bowling alley offers laid-back indoor fun. Jacot Park has a playground and a paved walking path about 3 miles away.

Sit-down meals at The Jug, drive-thru takeout at Shaddock’s
The area is highly residential, but residents aren’t too far from shops and restaurants. Dollar General has essentials, but groceries are available at Meijer, Aldi and Walmart Supercenter on Dixie Highway less than 10 minutes away. Mornings may start with treats from Milton’s Donuts, where locals know to show up before 9 a.m. for the best selection. The Jug is a seasonal food stand that has been serving burgers and ice cream for more than 90 years. Diners can park their car and have their order taken by a car hop or place an order at the walk-up window and dine at a picnic table. For something quick, locals hit up drive-thru convenience stores like Shaddock’s Pizza and Drive Thru for takeout meals, snacks and beverages.

Public and private school options in Middletown
Kids may attend Miller Ridge Elementary School, which receives a C-plus from Niche. Highview Sixth Grade Center, rated C-minus, is a unique facility that brings students from the district’s seven elementary schools under the same roof. Students join their graduating class for the first time and stay for a year before heading to Middletown Middle School, also rated C-minus. Middletown High School receives a C. It’s across from the neighborhood and within walking distance of many homes.
