The city boomed throughout the first half of the 20th century thanks to AK Steel, which was then known as the American Rolling Mill Company, and communities like Mayfield grew to support factory workers and their families. After a recession in the 1980s, populations declined; AK Steel officially left town in the early 2000s. Although some buildings are still unoccupied, lifelong local and Coldwell Banker Heritage Realtor Bill Hobbs says the city is “coming back to life.” Nonprofits schedule everything from holiday parades to themed First Fridays downtown, and historic buildings like the Sorg Opera House have been restored to their former glory. Mayfield Elementary School continues to welcome students more than 80 years after its founding.

Although the majority of residents rent, prospective buyers will still find century-old Cape Cods, bungalows and 1950s-era ranch-style houses for sale. Prices start around $125,000 and can reach up to $225,000. Lot sizes are compact, typically less than a quarter of an acre, and cars park in attached garages. Sidewalks line both sides of the street, making it easier for students to walk to school in the morning.

Mayfield Elementary School within walking distance and upcoming redistricting
The neighborhood’s namesake elementary school is within walking distance of most households. It earns a C grade from Niche, and Highview 6th Grade Center and Middletown Middle School have C-minus grades. Minor redistricting is planned for the 2025-2026 school year, and some Mayfield Elementary School students will be moved to Creekview and Miller Ridge Elementary Schools. Middletown High School, from which Vice President JD Vance graduated in 2003, has a C grade. Upperclassmen can receive free associate degrees at Miami University through the Early College Academy.
The student population of Mayfield Elementary School is 451 and the school serves PK-5.
The AP® participation rate at Middletown High School is 10%.

Baseball fields near Mayfield and annual events in larger parks
Goldman Park and Gladell Parks are within a few blocks of the neighborhood, and both have fields for baseball practice. Hobbs also highlights some of the city’s larger parks, many of which are used to host annual events. “Jacot Park was once used for soap box derbies, but they’ve turned it into a soccer park,” he says, adding, “Once or twice a year, they have a big tournament where people come from out of state.” There’s also Smith Park, which serves as the site for a hot air balloon festival called The Ohio Challenge in July. Even from a few neighborhoods away, the balloons are visible. “It’s cool to be at home, sitting on the patio and seeing them fly over,” says Hobbs, adding that motels in town fill to capacity this time of year.
Gladell Park is approximately 20.8 acres.
Goldman Park spans 23.5 acres and features baseball/softball diamonds, shelters, and a playground.

Neighborhood convenience stores and more retail along Roosevelt Boulevard
Mayfield is home to a few small businesses. Everyday conveniences are sold at Highland Food Mart and Sloan’s Market across the street, and Bill’s Open Door Cafe has pool tables and draft beers a short walk away. There are more shopping and dining opportunities along Roosevelt Avenue to the north. Milton’s Donuts, in particular, has been a Middletown favorite since the 1970s—it’s also enjoyed a few decades of friendly competition with Central Pastry Shop. Farther down Roosevelt, Eastgate Plaza is home to a Save A Lot for groceries, and redevelopment is planned at what was formerly Towne Mall. According to Hobbs, Middletown is the type of place where people get excited about new chains. “There’s a Chick-fil-A coming to that area soon, which people are losing their minds over,” he says.
Mayfield residents often visit Highland Food Mart for convenience items, which are available for pickup inside or via the drive-thru.

Commutes to larger cities and industrial jobs in Middletown
It takes about 45 minutes to drive the 35 miles to Cincinnati from Mayfield. Dayton is 25 miles, or about 30 minutes, away, and both are accessible via Interstate 75. “It’s about a 50-50 split,” says Hobbs, speaking to the number of commuters in town vs. employees who stay local. Industrial parks border Mayfield, and steel manufacturers like Cleveland-Cliffs Middletown Works continue to dominate the city’s economy. Atrium Medical Center is the hospital closest to Mayfield, and both Dayton and Cincinnati have their own international airports.
