Most homes were built in the 1980s and early 2000s, but a handful of new builds are scattered throughout the area. “There are these historic homes in Rosedale, like bigger homes with columns, spaced-out ranches and tri-levels,” Hart says. “There are huge lots and very nice homes, but those people hardly want to leave.” Buyers can also find new traditional, midcentury modern, Colonial Revival and Tudor Revival homes. Attached two-car garages and spacious parcels with room for outdoor entertainment are standard. Homes under 1,500 square feet often range from $180,000 to $320,000, while homes over 2,000 square feet cost between $250,000 and $450,000. Rare, recently built modern farmhouses and new traditional homes range from $450,000 to $625,000.

Biking in the neighborhood and playing at Jacot Park
Jacot Park is within walking or biking distance of many homes, but the 17-acre park also has plenty of parking spaces for those who prefer to drive. It’s a popular spot for dog walking and movie nights in the open field. Families also head to Sunset Park, which was revamped in the past few years to include an amphitheater, a paved walking path and a playground. The private Wildwood Golf Club is at the western edge of the neighborhood. Big city entertainment is close, too. King’s Island is only 30 minutes away, and the Cincinnati Zoo and Botanical Garden is within a 45-minute drive. Folks also don’t have to leave home for recreation. Many residents set up volleyball nets on the lawn, relax on the front porch and host parties in the backyard.
Public and private religious school options in Middletown
The Middletown City School District and several private and religious educational institutions serve the city. Students may attend Central Academy Elementary School, which receives a C from Niche, before heading to C-minus-rated Highview Sixth Grade Center. Middletown Middle School gets a C-minus, while Middletown High School receives a C. Students can earn college credit through the College Credit Plus program at no cost.
Nearby private schools include A-rated St. John XXIII Catholic School, which serves kids in pre-Kindergarten through Grade 8, and Northstar Classical, a religious pre-K through Grade 7 institution that is unrated by Niche.

Route 122 is a bustling hub with shops and grocery stores
Shops, restaurants and grocery stores are about 3 miles away along the commercial corridor of Route 122. The major thoroughfare and nearby Towne Boulevard have fast-food restaurants, big-box retailers, and grocery stores like Aldi, Kroger, Meijer, and Gordon Food Service. In the center of the neighborhood, Shaddock’s Pizza and Drive-Thru serves subs, slices and traditional convenience store snacks and beverages. Milton’s Donuts and The Jug — two Middletown Institutions — are a few minutes away. Milton’s confections are so popular that they usually sell out before 10 a.m. The Jug is a classic seasonal food stand with a walk-up window and picnic tables. “It’s like a little root beer stand with coney dogs and all that stuff,” Hart says. “You can pull up and order and they’ll bring it up to your car. Everybody in town goes there.”
Walkable streets just a few minutes away from Interstate 75
Sidewalks and quiet streets make the neighborhood walkable and bikeable. Most residents drive, but Butler County Regional Transit Authority bus stops are sprinkled throughout the area. Interstate 75 is a 3-mile drive away. It’s a major north-south highway that connects to Dayton, 25 miles north, and Cincinnati, 35 miles south. Medical care is available at Kettering Health Middletown and Atrium Medical Center, about 3 miles away.
There are dozens of churches and houses of worship in Middletown, and Rosedale-The Oaks is close to several. Numerous churches are in and around the neighborhood, including Middletown Seventh-day Adventist Church, the Church of Jesus Christ of Latter-day Saints, Healing Word Assembly of God and Dixie Highway Christian Center.
