Walkability to parks and comparative affordability in Sherman
In Middletown, Ohio, some things have remained more or less the same for the better part of a century: modest bungalows date back to the 1920s and '30s, and businesses like Central Pastry Shop have perfected the same recipes for 75 years. "I still use the same ingredients that they used back in the day," says co-owner Valerie Slamka, adding that some customers have been coming regularly for the past 40 years, ever since she took over the bakery with her husband. Sherman Park, a residential neighborhood a little over a mile from the heart of the city's downtown, offers comparatively affordable, historic housing within walking distance of public parks, bus stops — and Central Pastry Shop. There's also Cincinnati, approximately 35 miles south via Interstate 75, and Datyon is 25 miles north, making the neighborhood an attractive midway point for commuters.
Investment properties and recently renovated historic homes
Sherman's oldest homes date back to the late 19th and early 20th centuries, and prospective buyers will find a mix of small bungalows and Foursquares on compact lots. Sale prices range from less than $75,000 for investment properties to upwards of $150,000 for well-kept and recently renovated homes. Cars park on either side of the street or in narrow driveways.
A basketball court, playground and baseball diamond in Sherman's namesake park
Sherman's namesake park spans nearly four acres at the center of the neighborhood. It's well within walking distance for most residents, who can visit the recently-renovated playground or shoot baskets at the lighted court. Crawford Park, which is much smaller than Sherman Park at around half an acre, is also a walk away for most families. Just outside the neighborhood, Sunset Park hosts outdoor concerts beginning Memorial Day weekend. According to Jeri Lewis, Middletown's community project coordinator, Smith Park is somewhat of a town entertainment hub. It hosts a hot air balloon festival in the summertime and Light Up Middletown beginning Thanksgiving weekend, a drive-through holiday light display.
The Early College Academy at Middletown High School
Beginning in prekindergarten, Sherman students can attend Amanda Elementary School, which earns a C grade from Niche, before moving on to Highview 6th Grade Center, which has a C-minus. Next is Middletown Middle and Middletown High, which receive a C-minus and C grades, respectively. Starting their junior year, students can participate in the Early College Academy (ECA) at Miami University's Middletown campus, where they can earn their associate's degree and high school diplomas at the same time.
Small businesses along Central Avenue and groceries near University Park
Middletown has "the best local-owned restaurants," according to Lewis, who highlights options like The Cracked Pot Coffee and Crepes on Central Avenue, which is just down the street from Central Pastry Shop and a few blocks from Sherman. Also along Central, residents find used records at Lester's Rock n Roll Shop, household necessities at Dollar Tree and penny candy at Grandpa Joe's. Popular downtown destinations include The Swire Inn, which serves pub-style comfort foods in a supposedly haunted historic building. For groceries, residents can drive to Needler's Fresh Market near University Park or make the trip to the big-box stores off Roosevelt Boulevard.
Downtown Middletown parades and the Sorg Opera House for concerts
Downtown Middletown, a little over a mile from Sherman, has an active events calendar; according to Lewis, there's a "huge" Saint Patrick's Day parade and bar crawl, as well as First Fridays in Governor's Square. The Sorg Opera House, which showed silent movies throughout the early 1900s, was renovated in 2017 and now welcomes touring musicians.
I-75 commutes to Cincinnati and Dayton
One of Sherman's main appeals is its proximity to Cincinnati and Dayton. The former is about 45 minutes away along Interstate 75, and the latter is about 30 minutes from Sherman, also via I-75. The CincyLink Express Bus departs regularly from Middletown Meijer, and commuters can leave their cars in the grocery store's parking lot. The nearest commercial airport is Cincinnati/Northern Kentucky International across the Ohio River, and emergency care is available at Atrium Medical Center.
