Sunset-Park Place
Neighborhood in Middletown, Ohio
Butler County 45042
Unique early 20th-century housing styles
The area has unique architectural styles from the early 1900s through the 1950s, and no two homes look alike. Colonial and Tudor Revival-style homes sit next to colorful Cape Cods and bungalows, and buyers can also find American foursquare and ranch-style houses. At the same time, there are some new traditional homes constructed within the past few years. Since the neighborhood has an older housing stock, it’s rare to find attached garages. Instead, buyers are more likely to find street parking, carports or detached garages. Mature trees provide shade over the community’s sidewalks. The median lot size is about 6,500 square feet, but some homes sit on nearly one and a half acres. Fixer-uppers can range from $65,000 to $130,000. Homes under 1,500 square feet can cost between $130,000 and $250,000, while bigger homes cost between $200,000 and $500,000, depending on size, condition and acreage.Sunset Park has tons of green space and frequent events
Sunset Park is the beating heart of the neighborhood. The 15-acre park received several upgrades in recent years, including a playground, walking paths and sports courts. In addition to its ample green space, Sunset Park serves as a community gathering place. “I participate in a lot of local organizations, and they’ll bring in food trucks and entertainment and stuff,” Miller says. “Sunset Park has a lot of family events, and people love to be able to walk to that park.” Miami Park is smaller with a simple playground, sports courts and an open field. “The Wildwood Golf Course is right around the corner and that’s a big deal,” Miller says. The private golf course also has a pool and a clubhouse. In addition, Smith Park is about 2 miles away and hosts some of the city’s most anticipated events, including the Ohio Challenge hot air balloon festival. The two-day event lights up the night sky with hot air balloons and features vendors, live music, a car show, fireworks and carnival rides.Middletown public schools and private religious institutions
Kids may start at Wildwood Elementary School, which is graded C by Niche, before heading to Highview Sixth Grade Center and Middletown Middle School, both graded C-minus. Students at C-rated Middletown High School can take Advanced Placement courses and get a head start on their secondary education with College Credit Plus, a no-cost program in Ohio. For private religious education, St. John XXIII Catholic School serves kids in pre-Kindergarten through Grade 8 and receives an A.Interstate 75 leads to Dayton, Cincinnati
Most locals drive, but Butler County Regional Transit bus stops are scattered throughout the area. It’s a 24-mile drive to Dayton and a 35-mile drive to Cincinnati on Interstate 75. An active railroad transports steel products from the Cliffs metalworks plant, but most drivers avoid delays by taking the Reinartz Boulevard or University Boulevard overpasses. Kettering Health Middletown is about 5 miles away. Most streets have sidewalks, making it easy to stroll around the neighborhood.Faith is an important part of life for many residents, and several churches and houses of worship are nearby, including The Oaks Community Church, Middletown Nazarene Church and Holy Trinity Catholic Church.Dining downtown at local restaurants
Downtown Middletown has a wealth of local restaurants and shops about 2 miles from the neighborhood. “Central Pastry is absolutely my favorite,” Miller says. “Primo is an Italian steakhouse that just opened up last year. You have to have reservations because it’s absolutely fantastic.” Needler’s Fresh Market is the closest grocery store less than a mile away. Several local businesses and eateries set up shop in converted homes. The Cracked Pot serves up sweet and savory crepes in a cozy Tudor Revival-style house, while Combs BBQ Central is an eclectic counter-serve restaurant specializing in smoked meats in an old shotgun-style home. After enjoying a platter of ribs, diners can walk through the breezeway to grab a drink at the Central House of Brews sports bar.
