Rural living on Aquidneck Island in Whitehall, just outside Newport

In the early 1700s, philosopher George Berkeley bought a farm and estate in the middle of Aquidneck Island and called it Whitehall. Centuries after this famous resident settled off the coast of Rhode Island, his estate still stands in the neighborhood that bears its name, open as a small museum. Although suburban streets now outnumber farms in this pocket of Middletown, Whitehall has retained a relatively rural atmosphere outside of neighboring Newport's tourist-heavy blocks. “It’s all old country roads back there, with the stone walls and large plots of open land. It’s not very dense housing-wise. It’s like living in the country, but Newport is only minutes away,” says Stephanie Guinan, an associate with Re/Max Professionals who has specialized in Aquidneck Island for over 40 years. Seasonal and full-time residents cross bridges and bays to reach Whitehall, looking to enjoy a life that's as convenient to active yacht clubs and shore town shops as it is to quiet pebble beaches on the Sakonnet River.

Beaches, clubs, parks and nature preserves across Aquidneck Island

Pebble Beach hooks into the Sakonnet River, offering a secluded spot for beachcombing. Away from the water, residents hit the playground and pickleball courts at Howland Park. The public, 18-hole Newport National Golf Club is just north of Whitehall. Middletown maintains sandy beaches within a few miles of home. The milelong Sachuest Beach, also called Second Beach, invites locals and visitors to catch the waves from a section of shoreline called Surfer’s End. “You’ll see them out on their boards all the time. Even when the beach is closed for dangerous conditions, they’re out there like seals,” Guinan says. Kayakers launch from the smaller Third Beach. Near the shore, miles of trails guide hikers on nature walks through the Norman Bird Sanctuary and the Sachuest Point National Wildlife Refuge. Sailors join long-running institutions in Newport, including the New York Yacht Club, to enjoy the pastime that earned the city the nickname “The Sailing Capital of the World.”

Second homes from small condos to Indian Avenue estates

Green End Avenue is a tree-shaded country lane that connects Whitehall’s diverse communities of single-family homes. Some side streets are classic, midcentury suburbs, lined by small Minimal Traditional, ranch-style and split-level houses. More expansive custom homes pop up between woods and fields throughout the community. Many shingle-sided estates and sleek contemporary builds hide behind hedges and arbor along Indian Avenue. Single-family homes on less than an acre of land sell for around $570,000 to $1.2 million. Houses built on an acre or more, or atop bluffs and beaches along the Sakonnet River, can go for around $1.5 million to $4.2 million. Townhouses and condos in communities like Whitehall Farm range from about $490,000 to $770,000, plus varied monthly homeowners’ association fees. Many buyers live in Whitehall seasonally.

Farm- or sea-to-table dining, nearby chains and Newport shopping

Visitors pass pick-your-own apple orchards and berry patches on the way to the cafe and market at Sweet Berry Farm. Locally owned restaurants pepper Aquidneck Avenue, where diners might stop into Anthony’s Seafood Market & Restaurant for a lobster roll out on the patio or fresh, takeout shellfish. Guinan reports that the line outside Le Bec Sucre regularly runs out the door, thanks to the bakery’s authentic French breads and pastries. Big chains like Aldi and Shaw’s are a few miles away in Middletown’s busy strip mall district. Newport offers a few walkable, coastally quaint commercial strips within 5 miles of Whitehall, settled along Newport Harbor and between sailing and art museums.

Annual festivities in Middletown and Newport

Some of Middletown’s favorite annual traditions take place just minutes from Whitehall. The Norman Bird Sanctuary has held its annual Harvest Fair for over 50 years, inviting visitors to learn about conservation between old-fashioned pumpkin patch picking, potato sack races and tractor rides. Residents journey to Paradise Valley Park and Second Beach for outdoor shows during the Music in Middletown summer concert series. Newport’s active event calendar means locals can enjoy many food, music and boating festivals throughout the year. A couple of houses of worship, including Calvary United Methodist Church, hold religious services within Whitehall.

Career academies through Middletown Public Schools

Whitehall is served by Middletown Public Schools, which earns a B-plus from Niche. Kids might start at B-rated Forest Avenue Elementary School or B-plus-rated Aquidneck Elementary School. B-plus-rated Gaudet Learning Academy serves all fourth and fifth graders in the same building as Joseph H. Gaudet Middle School, which also gets a B-plus.B-plus-rated Middletown High School offers career academies that explore vocations like health and computer science.

Getting around Aquidneck Island and mainland Rhode Island

Newport, the seat of its namesake county, is less than 5 miles from Whitehall. Beyond being the cultural center for Aquidneck Island, the county seat is also home to major employment hubs like Naval Station Newport and Newport Hospital. Rhode Island T. F. Green International Airport is about 30 miles away, and downtown Providence is roughly 35 miles from home. Residents might drive to reach the state capital or board the Seastreak Ferry in Newport.
